We believe it can be better.To reach that goal, we are looking for a leader who loves operational discipline — someone who believes that clear processes, well-designed systems, and rigorous metrics are what allow organizations to scale.If you are the kind of person who builds the checklist, tracks the KPI, and makes sure the box actually gets checked, this role may be for you.About Arboreal ManagementArboreal Management is a Seattle-based property management company operating thousands of apartment homes across the Pacific Northwest and growing approximately 25% per year.We focus on building efficient, technology-enabled operations that allow us to deliver high-quality housing at scale.Our company is built on three pillars: (1) The best local property managers in the business (2) A strong and empowered off-shore back office and (3) Cutting edge AI-enabled technology.Together these allow us to manage a rapidly expanding portfolio while maintaining strong service for residents and property owners.As we grow, we are investing heavily in the operating systems, metrics, and processes that make scale possible.Role OverviewThe Director of Operations is responsible for building and maintaining the operational systems that allow Arboreal to operate efficiently, consistently, and at scale.Working closely with the Vice President of Operations and CEO, this role will focus on:Process designSOP developmentPerformance metricsCross-team operational executionThe Director will lead a local operations team and our offshore support organization (Tagumpay), a total of 15-20 people and growing.This role is ideal for an experienced operator who enjoys bringing order to complexity and building disciplined, scalable operating systems.Key ResponsibilitiesOperational LeadershipThe Director of Operations will help lead the company’s continued move toward process excellence and operational discipline.This role will manage a small internal team and work closely with property management leadership across the organization.Operational Systems & Process ManagementDesign, document, and maintain Standard Operating Procedures (SOPs) across leasing, maintenance coordination, resident services, accounting workflows, and complianceIdentify operational bottlenecks and implement improvements across teamsEnsure consistent execution of company policies and procedures across the organizationMaintain operational documentation and ensure teams follow established processesPerformance Metrics & ReportingDevelop and maintain operational dashboards, KPIs, and OKRsMonitor service-level performance across teamsEscalate operational issues when metrics fall outside expected thresholdsLead regular operational review meetings to drive accountability and continuous improvementOffshore Operations Leadership (Tagumpay)Oversee Arboreal’s offshore operations team, which supports leasing coordination, resident support, and back-office processesEstablish clear performance standards, staffing plans, and productivity metricsEnsure strong coordination between offshore teams and on-site property staffContinuously improve efficiency and quality across distributed teamsCross-Functional CoordinationWork closely with property management leadership to ensure operational systems support field teamsCoordinate with accounting, compliance, and technology teams to maintain smooth operational workflowsSupport the Vice President of Operations in scaling systems as the company continues to growThis role is best suited for someone who takes pride in building systems that make organizations run smoothly — and who is not satisfied until the process works reliably every time.Qualifications8+ years of experience in operations, service delivery, or process-driven management rolesDemonstrated experience building or managing SOP-driven organizationsStrong analytical skills and comfort working with metrics, dashboards, and operational reportingExperience managing teams and driving accountability across multiple functionsExcellent communication and leadership skillsThe ideal candidate enjoys turning messy operations into disciplined systems and takes pride in making organizations run smoothly and predictably.
