Building Maintenance Supervisor - Electrical

Summary: The Building Maintenance Supervisor is required to exercise independent judgement while using a professional approach to facilities maintenance management and staff assignment. Facility deficiencies are ranked from a priority perspective which will aide in the most efficient use of field staff to maximize work accomplishments. Advanced planning to minimize drive times will be a key component to achieving the needed level of service. Field staff training is critical in the development of junior skilled labor which amplifies the need for a proper skills assessment to ensure training is received in accordance with the collective bargaining agreement and to meet the needs of departments who occupy the facilities. While supervision is generally restricted from performing direct labor outside of emergency situations, the supervisors will work collaboratively with the labor positions in a training and teaching function until such a point that the labor positions are deemed qualified to work independently. Although the supervisor works for and is directly accountable to the Building Maintenance Manager, a certain degree of autonomy is understood and expected daily. Relationships: Collaborates routinely with staff from all departments to ensure the proper level of service is achieved. On a more frequent basis, contact with operational leadership staff to align overall long-term strategies with annual work plans is critical. Building Maintenance staff (M1-M5) Responsibilities: Performs all tasks safely, complies with all internal and external safety requirements, supports ITRCC safety culture, attends all safety trainings and completes all compliance trainings as required by ITRCC. Uphold ITRCC’s core values: Customer Service, Respect, Excellence, Stewardship and Teamwork (CREST). Maintain an organized inventory to ensure proper parts are available without overstocking. Maintain facility integrity through routine preventative maintenance, repair prioritization through the asset management system, VueWorks, and planning for the medium and long term needed repair. Assist in the preparation and management of the annual facilities budget to ensure spending controlled with a goal of budget outperformance. Manage the annual facilities inspection process as required by the concession and lease agreement through advanced planning, timely repairs and correction to found deficiencies during inspections. Develop a skills matrix for the labor positions to better access and improve proficiency levels which a goal of independent work. In addition to managing facilities, roadway lighting is managed through collaboration with staff and contractors for needed repairs. Performs other duties as required. Qualifications: 2-5 years’ experience working in a technical position 1 year experience in a supervisory capacity or lead position Desirable Experience: Certification/Licensed Electrician CDL Class A or B Trade school or comparable experience The ability to read blueprints and/or schematics to understand facility structures and wiring Must be able to distinguish colors for coding of electrical wires and identify piping Numerical ability is needed to make calculations for installation and repair of equipment Must be able to safely cut, drill, shape, and paint material Ability to learn and use asset management system Strong understanding of current NEC Working Conditions: This position requires: (Frequent est. 5 hours per shift) Frequent Standing, Walking and Sitting.
