Leasing Coordinator
The Leasing Coordinator will be responsible for all leasing operations for our 200-unit affordable housing portfolio in Philadelphia. This includes managing lead flow, daily communications with the Philadelphia Housing Authority, and actively engaging prospective tenants.Responsibilities:Manage and coordinate all leasing activities for the property portfolio, including tenant communications and lease executionsMaintain daily communication and collaboration with the Philadelphia Housing Authority and other housing organizationsTrack and manage lead flow, ensuring consistent follow-up with prospective tenantsPhotograph and showcase vacant units, ensuring professional representationSchedule and conduct property tours for potential tenants, highlighting key features and amenitiesMeet with tenants to execute lease agreements and assist with onboarding processesDevelop and implement creative strategies to attract new tenants and maintain high occupancy ratesAssist with preparing leasing materials, including applications, lease agreements, and move-in packagesMaintain accurate records of leasing activity in property management softwareMonitor tenant applications and ensure compliance with affordable housing requirementsAssist in resolving tenant inquiries and complaints, providing excellent customer serviceRequired Competencies:Strong organizational skills with the ability to manage multiple leasing activities simultaneouslyExcellent communication and interpersonal skillsProficiency in photography, with an eye for showcasing units professionallyAbility to think creatively to market units and attract prospective tenantsProblem-solving skills to manage and address tenant needs and concernsDetail-oriented approach to ensure accuracy in lease documentation and tenant recordsAbility to work independently and as part of a teamRequired Education and Experience:High School Diploma or equivalent2+ years of experience in leasing or property management preferredFamiliarity with affordable housing programs and Section 8 housing preferredValid driver’s license and reliable transportation requiredExperience with property management software (e.g., AppFolio) is a plusWorking Conditions:Ability to work flexible hours as needed to accommodate tenant schedulesMust be able to travel between properties within the Philadelphia areaPhysically capable of handling property tours, including climbing stairs and walking through buildingsJob Type: Full-timeBenefits:Health insuranceDental insuranceVision insurancePaid time offCompetitive compensationGrowth opportunities within the companyLocation:Philadelphia, PA (Ability to commute/relocate reliably or plan to relocate before starting work)
