Lead Apartment Maintenance Tech

Overview We are seeking a dynamic and experienced Lead Apartment Maintenance Technician to join our team! This vital role combines hands-on technical expertise with leadership skills to ensure the optimal operation, safety, and maintenance of residential apartment communities. As the Lead Maintenance Tech, you will oversee maintenance activities, supervise a team of technicians, and coordinate repairs and upgrades to provide residents with a comfortable, safe, and well-maintained living environment. Your proactive approach and technical mastery will drive efficiency and quality in all maintenance operations, fostering a positive community atmosphere. Duties Lead and supervise a team of maintenance technicians, providing guidance, training, and support to ensure high standards of service. Oversee and participte in daily maintenance operations, including plumbing, electrical systems, HVAC units, low and high voltage systems, and industrial equipment. Manage maintenance schedules using Computerized Maintenance Management Systems (CMMS) to track work orders, inventory, and preventative maintenance tasks. Conduct inspections of mechanical systems such as HVAC units and industrial machinery; perform troubleshooting with tools like ohmmeters and multimeters. Ensure compliance with safety standards related to high voltage and low voltage electrical work; implement lockout/tagout procedures as necessary. Maintain detailed records of all maintenance activities, repairs, parts used, and safety inspections for accountability and continuous improvement. Skills Proven management experience with the ability to supervise teams effectively in a fast-paced environment. Strong mechanical knowledge across various systems including HVAC, electrical (high voltage and low voltage), plumbing, and industrial maintenance. Skilled in reading schematics, technical drawings, and control system diagrams for troubleshooting complex issues. Knowledge of facilities management principles to optimize building operations and safety protocols. Ability to interpret schematics, electrical wiring diagrams, and mechanical blueprints accurately. Excellent project management skills for coordinating repairs or upgrades involving multiple trades or vendors. Strong leadership qualities with supervising experience that fosters teamwork and accountability. Proficiency in using diagnostic tools such as ohmmeters; understanding of high voltage safety procedures. Effective communication skills in English for clear reporting and collaboration across teams.
