Assistant Property Manager / Inspector
LongStreet Property Management has served about 570 rental units in the Corvallis / Albany / Philomath since 1995, and the Portland Metro area since 2020.
This is a job description is for our Assistant Property Manager/Inspector servicing Corvallis greater area.
ROLE:
You are the face of the company in the market and your job is to make us look great by working with integrity, showing care and doing quality work. You are responsible for inspecting the properties we manage, communicating with our internal team and vendors, supporting our leasing team on the ground, performing maintenance of our properties and keeping our storage location orderly.
RESPONSIBILITIES:
Understanding priorities & making appropriate decisions
Maintenance
-Team communication
Proposing solutions & creating estimates
QC of work done, enforcing rules & standards
-Vendor coordination
Finding, meeting and interviewing vendors, obtaining and comparing quotes, recommending solutions and enforcing quality
-Maintenance
Performing standard maintenance - Painting, Light Plumbing, Electrical, Painting, Drywall repair
Inspections
Conducting pre-move out walkthroughs, move-in, move out and semi-annual inspections
Interpretation of inspection findings, preparing client facing reports for Property Manager including inspection results AND proposed solution, cost & timeline for the issues found
Approving move-in ready condition of properties
Advertising & Showing
Taking advertising photos and video walk through videos
Showings of properties and answering prospective tenants’ questions
Finance
Correctly code an upload all credit card receipts to Expense software
Reviewing & enforcing vendors invoices & bills
Other
Keep track of supply inventory & tools, and notify the Regional Manager of need to purchase
Keeping the company vehicles fleet in good working order and serviced regularly
Other tasks as assigned by the Regional Manager
RESULTS
Vendors set up in Appfolio including contact, insurance & tax information
Completed vendor work reviewed and approved / changes requested within 8 business hours. Completion of work reported to the Regional Manager
Properly coded receipts were uploaded to Expensify the same day
Work hours logged in every day
Each managed unit is inspected every six months
Reports of inspection summary, proposed plan, cost and timeline created within 8 business hours of each inspection and provided to the Regional Manager
Property advertising photos & video taken & uploaded to Appfolio
Properties shown in person during regular business hours
Sentrilock lockboxes installation & setup, and de-installed at vacant properties according to vacancy needs
Units made ready to move in within the timeline set by the Regional Manager
All company vehicles in the market in good condition, regularly serviced & legally compliant
Up to date inventory of supplies & tools
Storage location clean and orderly, key management.
REQUIREMENTS
Excellent written and spoken English
Enjoy working in a dynamic and changing environment
Previous experience in maintenance or construction is a plus
Must be able to lead, deliver positive and negative feedback and enforce the rules
Must have a valid Driver’s license and a clean driving record
Must have own vehicle
Must have a smartphone
Must be able to work with digital technology, software and applications. Below is the software we use. Having experience with it is not required, however, it is a strong supporting factor:
Google Suite, Appfolio, TenantTurner, zInspector, Monday.com etc
Compensation:
$24 per hr base + $1 per hr Performance Bonus / hr or BOE
$20 / month contribution towards cell phone
