Capital Project Manager
Job SummaryThe Capital Project Manager coordinates value add capital improvement and large scale renovation and repositioning projects as part of the Redevelopment Team.The successful candidate will embody and work to reinforce MAA’s Core Values. Those values include:Appreciating the uniqueness of each individualCommunicating openly and with integrityEmbracing opportunitiesDoing the right thing at the right time for the right reasonsDuties And ResponsibilitiesTravels frequently to conduct on-site construction project inspections of work in progress on a regular basis.Attends construction meetings and represents MAA’s interests in discussions.Performs interior inspections with general contractors and develops punch lists of items to be addressed.Performs mechanical inspections on all systems to ensure proper operation.Performs exterior inspections to ensure integrity and quality of workmanship of the entire structure.Reviews all third-party inspection reports, identifies conditions needing further attention, and ensures follow-up and reports status and completion.Provide communication as required between operations, asset management, and associated contractorsPrepares written reports of progress on each project on a regular basis.Interacts with and trains property staff on required inspections.Provides assistance to property with warranty services.Prepares written reports with photos to accurately assess and evaluate the present condition of acquisition target properties. Performs other related duties as assigned to meet the needs of the business.Required QualificationsBachelor's degree in building construction, engineering or architecture required, or an equivalent combination of experience and education3-5 years of construction project management and/or general contractor experience requiredExperience inspecting and monitoring large construction projects required.Valid driver’s license for state of residence requiredPreferred QualificationsExperience with both mid-rise "stick-framed" and high-rise construction preferredKnowledge, Skills, And AbilitiesKnowledge and expertise with construction project management practices and applicationsKnowledge of building and use permits and regulationsWorking knowledge new construction and renovations, including roofing, carpentry, drywall, painting, flooring, and windows; HVAC systems; electrical systems and appliances; plumbingGeneral knowledge of contractual terms and conditions for building or maintenance contracts and warrantiesKnowledge and ability to read and understand blueprints, shop drawings and specificationsSkill and ability to clearly and concisely communicate verbally and in writingSkill in applying critical thinking, analysis and problem-solving methodsSkill and ability to prepare reports and evaluations of projects, expenses and corresponding componentsKnowledge and skills to manage projects, organize, prioritize, and meet deadlinesProficiency with Microsoft Office applications (Word, Excel, Outlook and PowerPoint)Ability to travel frequently by motor vehicle and by air, including overnightAbility to maintain confidentiality and maintain appropriate discretionPhysical And Environmental RequirementsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.While performing the duties of this job, the employee is required to sit, stand, bend, walk use hands and fingers to control objects, reach with hands and arms, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk, and hear. The associate must be able to lift 25 pounds individually and up to 50 pounds with assistance devices (dollies, hand trucks, additional persons). Must be able to see and read to complete forms, read reports, and visually determine the correct working order of physical aspect of units and other property facilities. Frequently needs to see small details.
