This is more than maintenance; it is the opportunity to preserve and breathe new life into historic spaces that serve as engines of hope, equity, and transformation.Your primary responsibility is to lead and manage all maintenance operations, ensuring that building systems, infrastructure, and equipment are safe, efficient, and reliable. Given the age and character of these properties, this role requires a keen eye for detail, craftsmanship, and a deep respect for the integrity of historic structures.You will oversee a small maintenance team and coordinate contractors, plan and execute preventative and corrective maintenance, and ensure full compliance with safety and regulatory standards. We view everyone at the DIS as a valuable member of the community, and by providing access to resources that support individual and family thriving, we are contributing to the well-being of Detroit neighborhoods as a whole.ACTIVITIES/RESPONSIBILITIES:Buildings Maintenance: Maintain building by performing routine heating, cooling, plumbing, drywall, electrical and/or other related maintenance activities. Take primary ownership of HVAC systems, including proactive monitoring and rapid response to outages, with specific focus on legacy systems such as boilers that require ongoing attention and coordination with vendors.Develop and maintain a contingency plan for heating and cooling disruptions to minimize impact to Impact Partners.Schedule and manage major building/grounds repairs and maintenance, minor projects, and other work requests, tracking to completion. Communicate clearly and proactively with Impact Partners regarding maintenance issues, outages, timelines, and resolutions to ensure transparency and minimize disruption.Partner closely with the VP of Opportunity Hubs to ensure alignment on tenant communication and service expectations.Evaluate tenant requests for repairs and prioritize to complete repairs as appropriate.Provide information and direction to vendors/general contractors and other service providers as required to ensure excellent coordination and execution of work.Serve as the primary point of contact for elevator service providers, ensuring timely response, follow-up, and communication with internal teams and Impact Partners during outages.Manage inventory of spare parts, tools, and equipment needed for maintenance work and order necessary supplies to avoid shortages.Assist in managing the maintenance budget and strive to minimize costs while maintaining quality.All maintenance requests must be completed and closed out within 24 hours of submission. If a request cannot be resolved within this timeframe, clear communication and a documented update must be provided to the tenant within 24 hours, including the reason for delay and expected completion date.Safety Maintenance:Perform required fire system inspections and testing, fire extinguishers and safety lighting. Ensure all required building inspections, certifications, and compliance documentation are completed and up to date, proactively identifying and addressing any gaps.Maintain a centralized system for tracking inspection schedules, reports, and regulatory requirements.Develop and execute a structured preventative maintenance program, with a strong focus on aging infrastructure, to reduce emergency repairs and extend the life of building systems.Supervision and Leadership: Coach and support a maintenance technician, providing guidance, direction, and oversight to ensure productivity and adherence to safety protocols.Coordinate with external maintenance service providers, contractors, and equipment vendors as necessary. Ensure their work meets quality standards and is completed within established timelines.Develop and implement maintenance schedules and plans to ensure all equipment and facilities are properly maintained. Coordinate and perform repairs on machinery, equipment, and systems, or delegate tasks to qualified technicians. Troubleshoot and diagnose mechanical, electrical, and other issues to address problems promptly.Compliance with Regulations: Stay up-to-date with relevant industry standards, codes, and regulations related to maintenance and ensure the organization's compliance.Inspect facilities regularly for defects, analyze problems, and implement corrective measures to ensure a clean, organized, and safe building.Ensure compliance with safety regulations and protocols in all maintenance activities./YOU MAY BE THE IDEAL CANDIDATE IF:You have 10 + years of proven experience.You have significant experience in commercial building maintenance or a similar field.You have experience working in older or repurposed buildings with complex maintenance needs - highly preferred.You have strong organizational and communication skills with the ability to manage multiple priorities in a dynamic environment.You have In-depth knowledge of commercial building systems and equipment, including HVAC (Heating, Ventilation, and Air Conditioning), electrical, plumbing, fire safety systems, elevators, security systems, and other specialized systems.You understand commercial building codes, regulations, and safety standards to ensure compliance with local, state, and federal requirements.You are good at problem-solving and making informed decisions to address complex maintenance issues during emergencies or critical situations.You have a strong commitment to safety.You have basic skills in computer software (specifically email) for maintenance management, record-keeping, and reporting.
