{"schemaVersion":"jobsearcher.job.v1","id":"93d9cec8481dc96a231a697c","url":"https://jobsearcher.com/jobs/93d9cec8481dc96a231a697c","canonicalUrl":"https://jobsearcher.com/jobs/93d9cec8481dc96a231a697c","title":"Project Manager","description":"Project Manager\n\nFLSA Exemption: Exempt, salaried\n\nReports to: Vice President of Construction\n\nJob Description: The Project Manager is responsible for overseeing construction projects from conception to completion, ensuring that each project is completed on time, within budget, and to the highest quality standards.\n\nPrimary Duties:\n\nCoordinate with clients, architects, engineers, and subcontractors to establish project requirements and specifications\nCreate and maintain project schedules\nMonitor project expenses and financial performance, identifying and addressing any changes in the budget\nNegotiate contracts with subcontractors and suppliers to optimize project costs\nPrepare project budgets and cost estimates ensuring cost-effectiveness\nLead and motivate project teams, including construction crews, subcontractors, and support staff\nConduct regular meetings with project stakeholders to provide updates, address concerns, and resolve issues\nServe as the primary point for clients throughout the duration of the project\nProvide regular updates on project progress, addressing any questions or concerns\nIdentify potential risks and obstacles that may impact project delivery or performance\nDevelop strategies and plans to minimize disruptions and delays\nMonitor projects closely\nAll other duties as assigned\n\nExperience & Skills:\n\nBachelor’s degree in construction management, engineering, architecture, or related field preferred\nPMP certificate preferred\n5+ years of applicable experience\nProven experience in project management\nStrong knowledge of construction processes, techniques, and materials\nExcellent leadership and interpersonal skills\nExceptional organizational and time management skills\nProficiency in project management software and tools\nAbility to multitask and prioritize tasks effectively\nKnowledge of building codes, regulations, and safety standards\n\nPhysical Requirements:\n\nThis position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and properties\nThis position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates\nMust have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independently\nRegularly required to sit, stand, bend, reach, and move about office setting\nTo perform other duties as required\n\nTo perform the job successfully, an individual should demonstrate the following competencies to perform the essential functions of this position.\n\nManage Complexity: Make sense of complex, high quantity, and sometimes contradictory information to effectively analyze situations and identify solutions.\n\nCollaborates: Builds partnerships and works cooperatively with others across the organization to achieve shared objectives.\n\nPlans and Aligns: Plan and prioritize work to meet commitments aligned with organizational needs and goals.
