Location: Cheyenne, WY 82001 | Full-Time
Reports To: Property Manager
What You’ll Do:
As our Maintenance Technician, you’ll be the go-to person for ensuring the safety, comfort, and functionality of our property. Every day will offer variety of tasks, from fixing plumbing issues to maintaining our landscaping. Here’s a glimpse of your day-to-day:
Key Responsibilities
Maintenance Duties:
Perform routine maintenance, repairs, and diagnostics on the property, including plumbing, electrical, HVAC, landscaping, and carpentry work.
Respond promptly to maintenance requests from residents and resolve issues efficiently.
Conduct daily inspections of the property to identify and address maintenance needs.
Maintain and repair common areas, including hallways, lobbies, stairwells, and recreational areas.
Ensure all equipment and systems are in good working order and comply with safety standards.
Collaborate with outside contractors and vendors for specialized repairs and maintenance.
Janitorial Duties:
Perform daily cleaning tasks, including sweeping, mopping, vacuuming, dusting, and trash and pet waste removal in common areas.
Maintain the exterior of the property, including walkways, parking lots, and landscaped areas.
Replenish supplies in common areas as needed.
Monitor and maintain inventory of cleaning supplies and equipment.
Remove debris from hallways and stairways.
Power wash exterior and clean light fixtures as needed.
Full move out cleanings utilizing Manager's checklist
Landscaping duties:
Perform upkeep of the lawns, plants, trees, rock areas.
Pull weeds and spread weed killer on a regular basis and as needed. This is on the entire property and sidewalks and should be checked daily to ensure upkeep.
Keep the drainage area ("the jungle") as maintained as possible.
Utilize property equipment such as push mower, riding mower, weed wacker, blower, etc to keep landscaping in order at all times.
Keep plants and trees alive or replace as needed as soon as possible.
Snow removal duties:
Shovel sidewalks and spread ice melt throughout property.
Make sure handicapped parking spaces and van loading spaces stay cleared of snow and ice.
Would love it if you have a plow for the parking lot but not required.
Potentially drive a plow provided by the property to clear the parking lot.
Preferred Qualifications:
High school diploma or equivalent.
Ability to use hand and power tools effectively.
Strong problem-solving skills and attention to detail.
Excellent communication and interpersonal skills.
Ability to work independently and as part of a team.
Required Qualifications:
Proven experience in maintenance and janitorial work, preferably in a multifamily residential setting.
Strong knowledge of plumbing, cleaning, electrical, HVAC, and general building maintenance.
Physical ability to perform manual labor, including lifting heavy objects, installing ceiling fixtures, and standing for long periods.
Ability to take specific directions from Manager and incorporate those in everyday uses.
Must be available for on-call duties and emergency response outside of regular working hours.
The role involves working both indoors and outdoors in various weather conditions.
