Commercial Property ManagerDirect Hire; $90K - $110KVienna, VA 22182This role combines office collaboration with regular on-site engagement at your properties. As a Property Manager, you will play a critical role in protecting asset value, supporting tenant success, and delivering consistent, high-quality execution aligned with client objectives. Some travel and on-call emergency responses are required.What We’re Looking For3+ years of commercial property management experienceBachelor’s degree preferredCPM or RPA designation (or progress towards designation) preferredExperience preparing budgets, ownership reports, and CAM reconciliationsProficiency with Yardi, MRI, or similar property management systemsStrong working knowledge of Microsoft Excel, Word, and TeamsExcellent written and verbal communication skillsHighly organized, analytical, and able to manage multiple prioritiesProfessional judgment, accountability, and a strong service mindsetResponsibilitiesManage day-to-day operations for a portfolio of retail, office and industrial properties, ensuring high standards of performance, safety, and appearance Serve as the primary point of contact for property owners, leading ongoing communication including monthly owner calls and reportingManage all tenant and vendor communications, fostering strong relationships and supporting tenant retentionOversee rent collections and cash management, working closely with Accounting on AR/AP coding, approvals, and reconciliationsPrepare and deliver monthly financial and operational reports with accountability for accuracy, variance explanations, and complianceDevelop, manage, and reforecast annual operating and capital budgets; oversee CAM estimates and annual reconciliationsAdminister leases and tenant documentation, ensuring compliance with lease terms, including defaults, certificates of insurance, and gross sales reportingCoordinate vendor contracts and service agreements, including bidding, insurance requirements, and performance oversightManage minor construction projects, small tenant build-outs, and capital projects from planning through completionConduct regular property inspections and proactively identify and resolve operational, financial, or risk issuesCoordinate property tax reviews and appeals as applicableCollaborate with internal Leasing, Accounting and Construction teams to deliver seamless serviceRespond to after-hours emergencies as required and exercise sound judgment in time-sensitive situations#BGTABGSF is an Equal Opportunity Employer.
