This is an entry level, learning position with possibility of advancement to Maintenance Technician I. Must be flexible and able to work varied schedule, including on-call, weekends and some holidays as required.\n\nI. ESSENTIAL DUTIES AND RESPONSIBILITIES\n\nUnder direction of the Community Manager, or Maintenance Supervisor, performs maintenance activities for apartment community along with the other maintenance staff.\nTrash out recently vacated apartments.\nPerform interior painting, drywall and caulking\nInstalls light fixtures, bulbs and changes locks.\nCleans grounds on a daily basis\nComplete weekly/daily assignments as requested by Community Manager or Maintenance Supervisor\nPressure washing of the property, including sidewalks and buildings as needed\nBe on call with a rotation of other maintenance employees if needed\nIdentify any hazardous conditions on the property and report to immediate supervisor\nAttendance is an essential job function.\nMay be requested to assist at other communities\nAssist with hazardous weather problems, fires, floods, freezes, etc.\nResponsible for overall cleanliness of property.\nAttends and participates in industry and NHE’s training programs as required.\nPerform any and all other duties as requested or assigned by your supervisor / manager.\nThis job description does not list all functions and tasks. SUPERVISORY RESPONSIBILITIES\n\nThis position has no supervisory responsibilities.\n\nIV. QUALIFICATIONS\n\nWilling to learn and advance\nMust have a valid driver’s license and means of immediate transportation.\nMust furnish basic set of hand tools (pliers, screwdrivers etc.)\n\nV. ADVANCEMENT\n\nDemonstrated ability to turn vacant units independently to NHE standards\nAbility to perform basic troubleshooting on property systems (water heaters, appliances, HVAC, electrical)\nMust pass NHE hands on and written test\nMinimum of 6 months in Apprentice Technician position\nGood attendance record\nNo written or verbal warnings\n\nVI. EDUCATIONAL AND/OR EXPERIENCE\n\nHigh School Diploma or equivalent required;\nPosition requires no experience but must be mechanically inclined and willing to learn\n\nVII. LANGUAGE/MATHEMATICAL/REASONING ABILITY\n\nAbility to generate reports, business correspondence. Effectively present information and respond to questions from clients, customers, and the general public. Must possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc. Must be able to apply common sense understanding and carry out instructions and plans furnished written and verbally.\n\nVIII. PHYSICAL DEMANDS\n\nThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to do the following:\n\nWill use hands to finger, handle, or feel and; talk or hear.\nWill be exposed to constant activity that requires intermittent standing, walking, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment) up to and in excess of 50 pounds or more, climbing ladders/stairs, and walking on rooftops.\nRequires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion).\nMust have normal range of hearing, close, distance and color vision, color discrimination, peripheral vision, and depth perception and ability to adjust focus for proper operation and repair of machines, wiring, and equipment.\nMust be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).\nWill be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.).\nWill also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.)\nWill be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, MSDS and general safety training and wearing of proper safety equipment.\nWill be regularly called upon to work overtime and service calls after-hours schedules. WORKING CONDITIONS AND ENVIRONMENT\n\nWhile performing the duties of this job, the employee primarily works indoors/outdoors from the NHE, Inc. on-site property. The employee will regularly work in a highly mobile environment in performance of the above duties and responsibilities. The noise level in the work environment is usually moderate.\n\nX.
