Ensure construction project(s) are executed within schedule and budget and according to plans and specifications. Ability to manage multiple projects at one time.\r\nPlan and monitor the best allocation of resources, within a defined budget, to meet project expectations.\r\nPrepare detailed scopes of work for subcontract documents; construction schedules utilizing MS Project, prepare two-week look-ahead schedules and weekly project reports for Client review.\r\nDevelop a thorough knowledge of project plans and specifications.\r\nEnsure quality control methods are consistent across all programs.\r\nProtect company from improper 'At-Risk' activities especially monitoring adherence to all safety procedures.\r\nManage meetings and correspondence with Customers.\r\nMaintain projects records to include weekly budget updates with management.\r\nCoordinator with Site Superintendent(s), subcontractors, property managers, client vendors, equipment and/or other entities: Building department, architect, engineers, and health department.\r\nEnsure accurate record keeping is maintained, daily written reporting (Daily Log, Photos, RFI's, and supporting documents). Provide timely feedback related to the schedule, areas of improvement and identify issues in collaboration with Site Superintendent.\r\nSupport Company reporting functions e.g., daily report, time card, reviews etc.\r\nConsistent and frequent communication (phone, email, in-person) with field management relative to the project status. Assists in outlining project plans, setting project goals, and evaluating performance against stated goals, (schedule, budget, quality).\r\nResolve problems/ conflict that occur on project site.\r\nNegotiate pricing and scope with subcontractors. Works collaboratively with procurement group, as needed. Perform detailed review of plans and specifications, work with estimators and bid coordinators to manage, solicit and procure subcontractors and subcontractor estimates for new prospective and awarded construction projects.\r\nPrepare Client RFI'S and RFI Log's. Take responsibility for approvals from Client; project profitability and reporting to senior management through work in progress review meetings.\r\nReview and respond to Client contracts, prepare plan sheet lists, exclusions list's, schedules and payment terms.\r\nConduct site visits, as required, to ensure quality and safety standards are being maintained and improved.\r\nAttend client site meetings. Project Kick-off, Project walk-thru, punch walks, etc.\r\nQualification and Skills\r\nStrong technical and communication skills (written/verbal) is critical.\r\nProficient in Microsoft Suite, Microsoft Excel, Project and Word.\r\nOrganized, strong ability to manage multiple ongoing activities and excellent time management skills.\r\nAbility to work well under pressure.\r\nTeam Leader. Strong ability to manage, direct, motivates others. Must be confident in directing and coordinating in-house staff, project coordinators, sub-contractors, direct vendors and consultants.\r\nA \"Do whatever it takes\" attitude. Self-Motivated. Must have an excellent working knowledge of building practices and concepts including structural, mechanical, electrical and civil means and methods. Ability to make independent decisions, multi-task and delegate.\r\nMust have an excellent working knowledge of current building regulations, laws, and rules including ADA standards.
