Operations Manager

Job Overview CS3 Management LLC is seeking an energetic, proactive, and highly organized Operations Manager to lead the operations of a 55-unit and 30-unit luxury apartment community in the Murfreesboro & Manchester area. This role is ideal for someone who takes ownership, thrives in a dynamic environment, and is motivated by creating exceptional experiences for residents and property owners. As the Operations Manager, you will ensure the property operates smoothly, efficiently, and profitably while maintaining the high standards our communities are known for. Key Responsibilities Property Operations & Maintenance Conduct routine property and unit inspections to identify opportunities for improvement and ensure quality standards are consistently met. Lead the coordination, procurement, and oversight of vendors and contractors to ensure timely and high-quality work. Develop and execute preventive maintenance and emergency preparedness plans to minimize downtime and enhance safety. Resident & Tenant Relations Serve as the primary point of contact for residents, addressing questions, service requests, complaints, and lease renewal discussions with professionalism and care. Deliver a smooth move-in experience and maintain strong resident relationships through consistent communication and on-site interactions. Oversee the work order system to ensure all service calls are resolved promptly with a goal of 100% resident satisfaction. Leasing & Administration Manage all lease-related tasks, including documentation, renewals, and compliance with local and state regulations. Assist residents with lease changes such as expansions or contractions, ensuring accuracy and timeliness. Maintain organized internal records and reporting to support clear, compliant property management operations. Financial Management Develop and manage annual operating budgets, ensuring monthly, quarterly, and annual financial targets are met. Review operating reports, analyze variances, and implement corrective strategies when needed. Oversee accounts receivable, collections, and operating expense management to protect property cash flow. Vendor & Partner Management Build positive, professional relationships with vendor partners. Ensure all contractors adhere to property expectations, code of conduct, timelines, and insurance requirements. Requirements 1+ years of Property Management experience (Luxury or multifamily experience preferred but not required) Strong understanding of property management best practices and resident-focused service Excellent communication, relationship-building, and conflict-resolution skills Proficiency with property management software such as Yardi or Entrata Knowledge of applicable local and state property laws and compliance requirements Why Join CS3 Management LLC?
