BIM Operations Manager
Position Summary:The BIM Operations Manager (BOM) leads the company’s construction documentation function by owning the master Plans portfolio (BIM models and standard plan content) and overseeing the team and process that produces job-specific build packages. This role ensures documentation is accurate, buildable, standardized, and released on-time through disciplined QA/QC and coordination with internal partners (operations, estimating, purchasing, engineering, design, and construction administration) as well as with external resources and Trade Partners. The BOM also drives continuous improvement, ensuring changes are communicated and adopted in a controlled, measurable way. “This role is not a production modeler position. The BOM leads the strategy, operating rhythm, standards, and performance of the documentation function. Hands-on BIM experience is valuable, but success is defined by portfolio health, on-time releases, and field-ready accuracy—not individual modeling output.”Essential Functions & ResponsibilitiesPlans / BIM Portfolio Ownership (Masters)Own and maintain the company-wide master Plans portfolio, including BIM models, plan templates, details, schedules, notes, standards, and libraries.Establish and enforce documentation standards (naming conventions, sheet standards, parameter standards, model health expectations, LOD where applicable).Govern version control, change logs, and release cadence to maintain a “single source of truth.”Ensure ongoing coordination between Architectural and Engineering designs within the master portfolio.Monitor proposed code changes, evaluate impacts to design/construction/cost, and implement required plan updates.Job-Specific Build Package Release (Production)Lead the end-to-end process to create and release job-specific build packages (permit/IFC/field sets as applicable).Establish stage gates, checklists, and approvals to ensure quality and consistency before release.Ensure packages reflect job-specific requirements and are distributed through controlled channels (document control discipline).Drive constructability and coordination checks to reduce downstream RFIs, revisions, and field rework.Cross-Functional Coordination & Field Feedback LoopCoordinate with other departments to support planning, readiness, allocation, and execution needs.Facilitate routine alignment meetings with procurement teams and Construction Administration leadership.Ensure jobsite/site visits occur as needed to validate assumptions and capture improvement opportunities.Oversee research into new materials/systems to improve efficiency, quality performance, and cost.BIM Model Integration (Profitability Protection)Evaluate, enhance and support operations across Estimating and Architectural/Product functions to improve accuracy, productivity, and buildability.By working with the Estimating team, ensure estimating unit quantities and standard techniques are established, documented, maintained, and communicated from our BIM models.Support the prepare/validation of design estimates for new or updated plans;Ensure a value engineering process is followed and incorporated throughout product life cycle.Quality, Metrics, and Continuous ImprovementEstablish policies and procedures to collect/report metrics that improve productivity and accuracy.Drive continuous improvement by gathering feedback across departments and eliminating recurring issues in plans/build packages.Ensure changes are communicated and implemented within established timeframes across estimating and construction documents. People LeadershipLead, coach, and develop the Construction Services team; delegate work appropriately and manage performance.Ensure training and Growth Reviews are completed and talent is developed to plan/quantity/documentation issuesWhat Success Looks Like (6–12 Months)· A clear plan for the function: Within the first 60–90 days, establishes and socializes a Construction Documentation/BIM roadmap that translates company vision into priorities, sequencing, owners, and dates (portfolio health, release performance, standards, and tooling).· Predictable releases: Build packages are released through a disciplined, repeatable stage-gate process with defined intake, scheduling, QA/QC checklists, approvals, and controlled distribution—resulting in reliable on-time performance.· Higher quality / fewer downstream issues: Documentation accuracy improves measurably—fewer plan-related RFIs, fewer field-driven revisions, and reduced rework tied to documentation.· A governed master portfolio: The master Plans/BIM library becomes a true single source of truth with version control, change logs, standards, and a consistent update cadence that the organization trusts.· Cross-functional alignment: Strong working rhythm with Ops, Purchasing, Estimating, Engineering, and Construction Admin—handoffs are cleaner, decisions are faster, and expectations are clear.· Visible performance management: Implements dashboards/KPIs (cycle time, on-time release %, revision rate, RFI trends, defect escape rate) and uses data to drive root-cause fixes—not just firefighting.· Team capability and capacity: Right roles in place, clear expectations, training plan established, and utilization/capacity managed so the team can meet demand without burnout.· Continuous improvement engine: Field feedback and lessons learned are captured and converted into portfolio updates and process improvements on a regular cadence.Required Qualifications7–12+ years leading construction documentation, design production, BIM/VDC, or plan delivery in a production environment (homebuilding, multi-site, modular, commercial, etc.), with direct accountability for outcomes (cycle time, quality, release performance).3–7+ years people leadership experience (hiring, coaching, performance management), including leading leaders and/or building a team capability over time.Proven ability to translate company vision into an executable strategy:can set a roadmap, define priorities, sequence work, assign ownership, and drive adoption across functions.Demonstrated experience building and running an operating system for documentation delivery:intake/prioritization, capacity planning, stage gates, QA/QC, issue management, and release governance.Strong working knowledge of BIM portfolio management concepts (enough to set standards and hold the team accountable):templates/standards, LOD intent, model health, libraries, version control, change management, model-based deliverables, coordination/constructability workflows.Track record of cross-functional influence (Ops, Purchasing, Estimating, Engineering, Design, Construction Admin):aligns stakeholders, resolves conflict, and drives decisions without “owning” every resource.Metrics-driven leader: defines KPIs, builds dashboards, uses data to diagnose root cause, and improves the system (not just fights fires).Excellent communication: can present clearly to executives and also create simple SOPs that teams actually follow.Preferred QualificationsExperience managing a standardized/high-volume plan portfolio (production, repeatable product lines).Lean / continuous improvement background (Kaizen, A3 thinking, standard work, visual management).Experience leading tool/platform evolution (e.g., moving to ACC/BIM 360, adopting model QA tools, automating repetitive documentation tasks) without being the primary technician.Exposure to estimating integration / cost governance tied to plan changes (budget
