Job Summary/Overview The Foreman of Building Services has the responsibility to oversee and supervise the Cleaning Associates at the direction of the departmental Assistant Superintendent. This position ensures that quality work practices and standards are up held in the department. The Foreman conducts documented regular inspections, in accordance with company standards in the common areas of all residential buildings, and provides initial and remedial training where needed. The Foreman is the first line of management who has daily contact with the residents, and professional conduct and communication is extremely important. The Foreman will be responsible for: The Foreman should demonstrate strong characteristics of commitment, trustworthiness, reliability, and accountability. Ability to organize, coordinate, and supervise the work of others. Provides feedback to the Assistant Superintendent regarding performance evaluations. Provides feedback to the Assistant Superintendent regarding employee issues or problems. Maintains and enforces standards of discipline fairly and equally for all team members. Enforces established protocols regarding building appearance standards (in conjunction with the Assistant Superintendent of Building Services and with Senior Management). · Provides initial and remedial training as directed/needed for all new and existing building team members. Conducts documented inspections of all residential buildings on a regular basis (minimum of twice daily) with completed reports provided to the assistant superintendent on a daily basis. Inspections to focus on aesthetics, cleanliness, safety conditions, lighting, physical and functional conditions, etc. Creates work orders daily as required from building inspections and informs assistant superintendent of findings. Follows up on work order completions and building inspection deficiency corrections. Reports life-safety issues (guardrails, stair rails, lighting, etc.) immediately to respective departmental supervisors. During inspections, monitors buildings for unapproved contractor work (no permit) and reports findings to Inspection services via phone. Investigate resident complaints or work orders as directed by supervisor/senior management. Provides and deliver supplies to building’s team members. Transporting building team members as needed. Assists in trash and recyclable curbside services and cleaning of buildings as needed to equalize team efforts. Establish notification to residents via bulletins of impending projects. Create and complete work orders as warranted. Notifies Operations manager and immediate supervisor regarding activated fire alarms. Notifies respective departmental supervisors of service outages (elevator, electrical, flooding, or other emergencies) Updates all MSDS information and labeling for supplies used in buildings. Fulfilling special projects as assigned by the Assistant Superintendent of Building Services or Senior Managers. Enforces safety and work performance standards and regulations. Attends all safety meetings and completes all online safety training. Aiding with other positions in the department and the providing cross training as directed. Helping in emergency situations in whatever duties as directed. Performing other tasks as needed when requested by superintendents or managers. Keep vehicle clean, neat and serviced. Willingness to extend work hours as needed. In addition to the responsibilities described above, the role may include such other responsibilities and duties as assigned from time to time, based upon OTOW Inc. needs or requirements. · Performs other duties as necessary. · Responsible for compliance to company policies and directives. · Professional manner, discretion, and appearance are expected. · Reports any incident or accident immediately to their supervisor. Informs of any issues. · Well organized, ability to multi-task, efficient. · Punctuality and Attendance are significant job reliabilities · Maintain clean and orderly work environment Special Considerations: The Foreman is in a front line position to deal with residents and guests on a regular basis. Customer Service, respect, and diplomacy is stressed at all times. The appearance, actions and words of this person will determine how the resident views the rest of the company. The Foremen will conduct themselves at all times, in a professional manner, as a representative of Parkway Maintenance. This position requires working in the proximity of residents. Any appearance of favoritism or inappropriate behavior must be avoided. Inappropriate behavior is defined as, but not limited to: · Acceptance of gifts or cash. · Transportation of furniture, groceries, or other materials for residents. · Holding keys of other personal property for residents. · Arguing with or pursuing residents for the purpose of confrontation · Providing access to secured areas by unauthorized personnel(residents/employees) · Entry into resident’s home without prior notification of superintendent or manager. · Acting in any manner that appears to favor or creates an advantage for one resident over another. Qualifications Education & Experience · High School Diploma, GED, or equivalent combination of education and work experience. · Foreman or supervisory experience with a diverse staff · Experience with commercial/residential buildings Knowledge, Skills, and Abilities · Knowledge of all housekeeping techniques. · Knowledge of all cleaning tools, blowers, etc. · Knowledge of safety practices. · Supervision skills and experience. · Computer skills in Microsoft Office such as Outlook, Word, Excel, etc. · Ability to read, write and understand English, bilingual helpful. · Ability to communicate effectively both orally and in writing. Working Conditions Majority of work performed both inside and outside. While performing the duties of this job, the individual will be required to reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, and taste or smell; will regularly be required to stand, walk, and to lift up to fifty pounds; and will frequently be required to sit use hands to finger, handle, or feel, taste or smell. Vision requirements are close, distance, color, and peripheral vision, depth perception, and the ability to adjust focus. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. This position is regularly exposed to wet or humid conditions. The majority of work is performed outdoors. Exposure to high temperatures (95 degrees and above), low temperatures (32 degrees and below) and a variety of weather conditions is common. The typical noise level is loud to moderate. Hazardous Exposure · Involves no exposure to blood, body fluids, or tissues, although situations can be imagined or hypothesized under which anyone, anywhere, might encounter potential exposure to body fluids. · Position will also involve exposure to cleaning solutions, chemicals, and toxins. Physical Requirements May be required to lift up to 50 pounds of force occasionally. Organizational Relationships Reports to Assistant Superintendent of Building Services and works closely with all other members of the maintenance department.
