Position OverviewWe are looking for a Estimate Review Specialist to support our operations team by reviewing scopes, validating pricing, and ensuring all work-both contracted and additional-is properly documented and billed. This role is critical to protecting profitability, preventing scope gaps, and ensuring clean, professional communication with both internal teams and clients. Key ResponsibilitiesChange Order ManagementReview field-reported issues and determine if they fall in-scope vs. out-of-scopeBuild detailed, line-item change orders with quantities and pricingMatch photos to scope items for clear client presentation Ensure all change orders meet margin targets before submission Track pending, approved, and rejected change orders Estimate & Scope ReviewReview initial scopes of work for completeness and accuracy Identify missing items, scope gaps, and underpriced workValidate pricing against company pricing sheets and margin targets Standardize scopes across SFR and multifamily projects Operational SupportWork closely with Project Managers to: Clarify scope discrepancies Reduce unnecessary change orders Improve field documentation Assist in building scope templates and SOPs for scaling operations Support expansion into multifamily renovations and capex projectsRequired Experience3+ years in residential construction estimating, project management, or scope writingStrong experience with: SFR turns / REO / rehab Change orders and supplemental estimates Ability to read photos and translate into clear scope line itemsStrong understanding of construction pricing and labor/material breakdowns Preferred Experience (High Value)Multifamily renovation or capex experience Experience working with Property Managers and Institutional clients
