Success in this position is measured by customer satisfaction, repeat business, and the commercial performance of each project. Responsibilities (Including but not limited to)\nProject Leadership\nLead planning, execution, monitoring, and closeout of assigned retrofit, service, and owner‑directed MEP projects.\nManage work in occupied multi‑family units, ensuring tenant safety, minimal disruption, and compliance with property protocols, and ensuring the tenants have a good experience.\nOversee Project Coordinators and field teams to achieve schedule, budget, and quality objectives.\nMaintain full ownership of project scope, schedule, and deliverables, ensuring alignment with client expectations and company standards.\nConduct regular project meetings with internal teams, property representatives, and end‑users to ensure clarity, accountability, and proactive issue resolution.\n\nFinancial & P&L Management\nMaintain project‑level budgets, track costs, and ensure profitability targets are met for all service and retrofit work.\nMonitor cash flow, forecast financial performance, and implement corrective actions when needed.\nLead change order management, cost recovery, and margin improvement strategies.\nEnsure all work is commercially successful for Ampam while maintaining high customer satisfaction.\n\nClient & Stakeholder Management\nServe as the primary point of contact for end‑users, property owners, asset managers, and repeat clients.\nDeliver a white‑glove customer experience, including high‑frequency communication, proactive planning, and full accountability for project outcomes.\nBuild and maintain strong client relationships to drive repeat business and long‑term partnerships – the goal is to ensure we are retained for future work.\nCoordinate with Designers, Engineers, Purchasing, and field leadership to ensure seamless project execution.\n\nTeam Development & Leadership\nMentor Project Coordinators, Assistant Project Managers, and other team members involved in service and retrofit work.\nFoster a culture of accountability, safety, and operational excellence.\nSupport recruiting, onboarding, and development of service‑focused project staff.\n\nOperational Excellence\nEnsure adherence to company policies, safety procedures, and regulatory requirements, especially in occupied tenant environments.\nImplement project controls, quality assurance processes, and reporting standards tailored to service and retrofit work.\nIdentify opportunities to improve service delivery, tenant coordination, and operational efficiency.\nMaintain a high level of organization and responsiveness, ensuring clients feel fully supported throughout the project lifecycle.\nQualifications & skills\n5–12 years of progressive experience managing service, retrofit, or owner‑directed MEP projects.\nDemonstrated ability to manage small‑to‑medium project budgets, typically $50K–$5M.\nProven track record of delivering projects on schedule, within budget, and with high customer satisfaction, gaining repeat work.\nStrong understanding of MEP systems, retrofit methodologies, and the unique requirements of working in occupied multi‑family properties.\nExcellent communication, customer service, negotiation, and leadership skills.\nProficiency in Microsoft Project, Procore, Bluebeam, Spectrum, and/or other construction/service management software.\nTenant TI and finish experience working in occupied spaces\nExcellent communication and organization skills\nPreferred Experience & skills\nPMP, PE, DBIA, or CCM certification.\nExperience working directly with property owners, asset managers, and repeat end‑user clients.\nStrong network within Southern California multi‑family or property management markets.\nBackground in design‑build, service operations, or tenant‑occupied retrofit work.\nFluent in both spoken English and
