This position will be responsible for all aspects of the estimating and bid process, from review of plans and specifications, to soliciting and negotiating prices from contractors and suppliers. All activities will be performed in support of the strategy, vision and values of JE Dunn.\nAutonomy & Decision Making: Makes decisions within defined limits of authority and consults supervisor on other decisions.\nCareer Path: Senior Precon and Estimating Manager\nKey Role Responsibilities - Core\nESTIMATING FAMILY - CORE\nPerforms quantity survey of materials shown on project plans.\nReads and outlines project specifications.\nMaintains an audit trail of the quantity survey from estimate to estimate.\nSupports vendor/subcontractor pricing/bid solicitation and coordination.\nSupports the distribution of plans and specifications to vendors/subcontractors.\nWorks collaboratively and creates relationships with a variety of stakeholders, such as project team members, subcontractors, vendors and clients.\nGains self-perform estimating experience.\nGains field operational exposure through onsite project support, as opportunities exist.\nKey Role Responsibilities - Additional Core\nESTIMATING MANAGER 2\nIn addition, this position will be responsible for the following:\nPrepares complex cost estimates for competitive bids and negotiated proposals for multiple projects.\nPrepares material and other costs summary for quotes from vendors.\nTracks value creation items from development through inclusion and documents in project documentation.\nDevelops and manages scopes of work for all trades, including responsibility matrix, distribution of plans and specifications, and pricing, bid solicitation and coordination for vendors and subcontractors.\nUtilizes knowledge of the project schedule and logistics in project estimates.\nCollaborates with operations to provide constructability and coordination reviews of project documents.\nProvides professional and comprehensive deliverables at the completion of each major estimate.\nImproves project profitability opportunities by applying thorough understanding of insurance structures, fees and rates.\nCompletes review and execution of bid forms, bid bonds, etc. on bid projects including general requirements. Participates in and summarizes bid day activities.\nApplies knowledge of project schedule to preconstruction efforts.\nApplies knowledge of subcontractor market and how to prequalify subcontractors.\nProvides system analysis of building components and MEP systems and assists operations staff on project logistics, staging, phasing plans and coordination.\nReviews financial risk to the company and ensures fee enhancements are within estimates, including contract risk. Partners with operations to assess and mitigate risk.\nDevelops and maintains client and subcontractor relationships.\nPresents and sells estimates and proposals and participates in project procurement presentations.\nCoordinates feasibility studies on life-cycle costs of building systems.\nLeads efforts to assemble, analyze and store project cost history.\nProvides training and mentorship to others.\nKnowledge, Skills & Abilities\nAbility to perform work accurately and completely, and in a timely manner.\nCommunication skills, verbal and written (Intermediate).\nAbility to conduct effective presentations.\nProficiency in MS Office with emphasis on strong Excel skills (Intermediate).\nAbility to read and understand drawings and specifications (Advanced).\nProficiency in construction estimating software (Advanced).\nProficiency in required construction technology.\nKnowledge of the means and methods of construction management (Intermediate).\nKnowledge of field operations through project support.\nAbility to prepare quantity surveys.\nKnowledge of Lean process and philosophy.\nKnowledge of specific trades and scopes of work (Advanced).\nKnowledge of self-perform and labor productivity.\nKnowledge of MBE (minority business enterprise), WBE (women’s business enterprise), and SBA (small business administration) regulations (Intermediate).\nAbility to develop General Requirement estimates.\nAbility to develop proficiency in Lens, Revit and/or ASE software.\nAbility to build relationships and collaborate within a team, internally and externally.\nEducation\nBachelor’s degree in construction management or related field (Preferred)\nIn lieu of the above requirements, equivalent relevant experience will be considered.\nExperience\n5+ years estimating experience required.\nPreference for total of 8+ years construction experience.\nWorking Environment\nValid and unrestricted drivers license required\nMust be able to lift up to 10 pounds\nMay require periods of overnight travel\nMust be willing to work non-traditional hours to meet project needs\nNormal office environment, but may be exposed to extreme conditions (hot or cold)\nFrequent activity: Sitting, Viewing Computer Screen\nOccasional activity: Standing, Walking, Bending, Climbing, Reaching above Shoulder, Pushing, Pulling\nBenefits Information\nThe benefits package aligned to this position is Professional Non-Union.
