Maintenance Technician

Davlyn Investments has an immediate opening for an experienced Maintenance Technician to work at one of our apartment communities in Las Vegas, Nevada. Property maintenance is essential to every apartment community, and it is the maintenance team that carries out this vital role. Maintenance Techs must prepare vacant apartments for new residents and performing routine and emergency maintenance of all kinds. Maintenance Technicians must have: - A working knowledge of all aspects of maintenance, repair and service - The ability to troubleshoot problems and take appropriate action - Superior customer service skills and a great attention to detail - One or more years of hands-on general maintenance experience including plumbing, electrical and appliance repair and installation and general carpentry, and experience in painting. - A valid drivers license, own transportation and a good driving record - Ability to work on-call and be available for after hours emergencies - Pass a drug screen, criminal background check, credit check, social security card check and provide authorization to work in the United States. JOB DUTIES INCLUDE (BUT ARE NOT LIMITED TO) - - Maintain the overall appearance and cleanliness of the community - Perform timely "Make Ready" repairs (electrical, HVAC, plumbing, carpentry, etc.) - Paint units for turnover as directed by the Property Manager according to the property budget guidelines. - Respond to resident requests for maintenance and service within company standards. - Report all unit deficiencies and or risk management safety issues - Maintain tools, equipment, and workspace and ensure they are in proper working order, request replacements as necessary. - Perform other duties as assigned or as necessary PHYSICAL AND MENTAL ESSENTIAL FUNCTIONS: PHYSICAL REQUIREMENTS 1. Constant need (66% to 100% of time) to be on feet. 2. Have constant need (66% to 100% of time) to perform the following physical activities: Example: a. bend/stoop/squat/kneel Perform routine maintenance/repairs, pick up debris b. climb stairs Routine duties require access to 2nd and 3rd floor apartments c. push or pull Move equipment, appliances, open and close doors, etc. d. reach above shoulders Perform routine maintenance/repairs, paint, stock and remove equipment e. climb ladders Perform routine maintenance/repairs f. grasp/grip/turning Handle tools and equipment, perform routine maintenance/repairs, phone g. finger dexterity Handle tools and equipment, perform routine maintenance/repairs 3. Lifting/carrying (supplies, replacement parts, ladders, etc.) a. over 150 lbs. Rare need (less than 1% of time) b. between 75 - 150 lbs. Occasional need (1% to 33% of time) c. between 25 - 75 lbs. Frequent need (33% to 66% of time) d. between 1 - 25 lbs. Constant need (66% to 100% of time) NOTE Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators. VISION REQUIREMENTS 1. Constant need (33% to 100% of time) to observe areas needing attention/correction. Read cautionary labels, respond to written instructions from staff. 2. Frequent need (33% to 66% of time) to see things clearly beyond arm's reach. Observe and assist maintenance, observe problems throughout property. HEARING REQUIREMENTS Frequent need (33% to 66% of time) to receive instructions from residential management. Written instructions acceptable. SPEAKING REQUIREMENTS Frequent need (33% to 66% of time) to ask questions, order supplies. Written instructions acceptable. DRIVING REQUIREMENTS Must be able to drive between the two properties as needed on daily basis. Typically only twice per day. Must be able to utilize personal transportation to drive between properties, and pick up replacement parts and supplies from vendors. "On-call" status may require expedient travel to a property on short notice. WORKING ENVIRONMENT 1. Constantly outdoors, all conditions, often for extended period (66% to 100% of time). Frequently indoors (33% to 66% of time). 2. Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc. Example - apartment immediately during or after turnover. 3. Occasional need (1% to 33% of time) to work in awkward or confining positions. REASONING DEVELOPMENT Apply common sense understanding to execute simple one or two step instructions. Deal with standardized situations with occasional or no deviations from established procedures. NON-ESSENTIAL JOB FUNCTIONS 1.
