The Maintenance Manager will be responsible for overseeing and completing repairs to electrical, mechanical, and plumbing systems and devices, general maintenance and repairs and the supervision of housekeeping staff and custodial team.\n\nESSENTIAL FUNCTIONS\n\nTrains and supervises and directs employees within assigned department/location.\n\nNegotiates and monitors contracts with outside vendors for execution of maintenance work and oversees the service of contracted workers.\n\nProvides solutions, recommendations on needed repair, and conduct and supervise repairs.\n\nEnsures operational efficiency of equipment and mechanical systems, thorough timely inspection, and repair.\n\nEnsures that YMCA premises and facilities are kept clean and in good condition.\n\nImplements workplace safety policies and standards.\n\nConducts preventative maintenance of all properties including but not limited to HVAC equipment, Pressure cleaning, and cleaning exhaust fan.\n\nManages severe weather preparation planning for assigned location(s).\n\nTransports, relocates, or disposes of office equipment and furniture.\n\nOrders maintenance and replacement parts as needed.\n\nReviews center manager facility checklist and address concerns accordingly.\n\nMeets with supervisor on a weekly basis to go over open request for repair and special projects.\n\nAbility to carry out the minor remodeling, renovation and maintenance of buildings and facilities. i.e.: Storage rooms, Closets, basic cabinetry, drywall repair and finishing.\n\nEnsures all vehicles preventive maintenance is done timely.\n\nOther duties as assigned and modified at manager’s discretion.\n\nRequirements\nQUALIFICATIONS\n\nHigh school diploma, GED or equivalent.\n\nExperience in construction, maintenance, and all facets of facility operation\n\nSpecialized Knowledge of:\n\nConstruction i.e.: Framing, drywall, flooring, finishing, roofing, locksmith task etc.\n\nPlumbing (General working knowledge of all aspects of plumbing issues in a corporate building.) i.e., sinks, Faucet, toilet, etc.\n\nElectrical i.e., Ballast repairs, maintain on building lighting system, cable management etc.\n\nHVAC\n\nWorking knowledge of Microsoft office and general computer knowledge.\n\nValid Driver’s License.\n\nThree (3) years clean motor vehicle record with annual updates.\n\nExcellent communication, interpersonal skills, and organizational skills.\n\nAbility to comprehend and interpret instructions.\n\nAbility to work with APMD to prioritize maintenance requests.\n\nAbility to supervise and direct a small team.\n\nKnowledge of building construction processes and procedures, equipment, tools, materials, and their application\n\nEmployment is contingent upon completing required Level 2 background screening through the Florida Care Provider Background Screening Clearinghouse.
