Our team is primarily responsible for install and retrofit projects related to the large HVAC mechanical equipment, Generators, and other relevant equipment and systems.\n\nAs part of a Fortune 500 company, Johnson Controls Federal Systems (JCFS) is a specialized team serving as a trusted partner to the federal government. We help modernize U.S. military installations, Department of Defense and other federal agency facilities to be smarter, more resilient, efficient, sustainable, and secure.\n\nPay range: $120,000 - $150,000 base salary plus bonus incentive. Negotiable based on experience.\nBonus eligible: Yes\nBenefits: Eligible for benefits on first day of employment\nPaid Time Off: 3 weeks paid vacation, 5 sick days, 3 floating holidays, and 10 standard holidays (6.5 weeks in total)\nTravel Required: None, all work is based at this location\n\nAs a Project Manager/Construction Manager, you will:\n\nServe as a primary leader for execution on a large retrofit and installation projects, primarily related to the HVAC mechanical equipment, Generators, BAS/Controls (Direct Digital Control (DDC) systems), electrical upgrades (low/high voltage), piping, framing, roofing, and other MEP related equipment and systems.\nDevelop project schedules and executes according to plan.\nSupervises the field construction process of assigned projects in accordance with the plans and specifications, to ensure that each phase of the work is completed on schedule, within the budget, and with the quality workmanship expected by the company and the customer\nManages budgets and completes (monthly) forecasting in conjunction with Operations Manager and Regional Manager.\nManage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors\nNegotiates, prepares and issues subcontracts\nEnsure that assigned projects are executed per quality control plan, on-time, billed within budget, and within scope of the contract.\nAdheres to and ensures project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety (EM 385 1-1).\nUnderstand project and contract scopes; actively pursues growth opportunities and collaborates with customers to help achieve desired outcomes\nHelp prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals\nEnsure Site Superintendent(s), Technician(s) and subcontractor(s) complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers\nComplete timely and accurate project billing to maintain profitability goals and positive cash flow\nAnalyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as required\nProvide periodic project status updates, and monthly revenue, cost, and gross margin forecasts\nManage risk, establish project recovery plans, and resolve disputes to minimize escalation\nEnsure project document controls and deliverables comply with contract requirements and Johnson Controls standards\nManages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned\nCoordinates customer-training requirements\n\nRequired Qualifications:\n\nProject management experience in the design-build construction management industry, preferably with commercial or industrial HVAC mechanical, HVAC controls/BAS, Facilities electrical, MEP, or other related equipment and systems.\nAble to execute projects of higher project and contract complexity\nExperience managing project financials (P&L management experience), including forecasting\nDemonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience\nProficient in Project Management software and principles. Proficiency with Microsoft Project and Procore preferred.\nStrong personal computer working capabilities in MS Office (Excel, Word, Powerpoint, Outlook) and basic Windows environment\nAbility to obtain and maintain required government security clearances or badging as needed. (This involves a background/character, criminal history, employment, and credit check.)\n\nPreferred Qualifications:\n\nTechnical competency and experience working with commercial or industrial HVAC mechanical and/or HVAC BAS controls (DDC) controls to include evaluation of contractual scope, specification interruption, change order management, basic design, and installation standards\nAbility to manage multiple projects simultaneously\nExperience managing large projects (in excess of $5 million)\nExperience reading and interpreting government contracts and government procurement standards\nExperience managing multiple trades and subcontractors\nExperience managing project(s) at government sites (DoD preferred)\n\nPreferred Education:\n\nBachelor’s Degree in Engineering, Business Management, Construction Management, Project Management, or a related field, or equivalent work related experience\nActive Certified Construction Manager (CCM), Project Management Professional (PMP), Certified Professional Constructor (CPC), Designated Design-Build Professional certification, or Licensed Professional Registration preferred\nBAS Industry certifications, licenses, and/or training (Metasys, Tridium Niagara N4, etc)\nExperience using Procore – project management software\nConstruction Quality Management for Contractors (CQM) certificate\nOSHA-30 certificate\nFirst Aid/CPR certificate\n\nWho We Are\n\nAt Johnson Controls (NYSE:JCI), we are One Team working collaboratively to create purposeful solutions that make a difference in the world.
