Attention to detail, legal knowledge, and effective communication are essential for this role, which contributes to secure and compliant property transfers.\n\nMinimum Qualifications:\n\nAbstractor needs to have 1+ years of North Carolina residential abstracting experience with both purchase and refinance searches.\n\nSouth Carolina abstracting experience is a plus but not required.\n\nStrong reading comprehension and analytical skills.\n\nFamiliarity with property records, legal terminology, and real estate transactions.\n\nPreferred Qualifications:\n\nExperience working with county recorder offices and public records systems.\n\nKnowledge of local, state, and federal real estate laws and regulations.\n\nStrong organizational skills and ability to manage multiple projects simultaneously.\n\nResponsibilities:\n\nConduct thorough title examinations, including searching public records for deeds, mortgages, judgments, tax assessments, and other relevant documents.\n\nAccess county tax records to verify ownership, tax payment history, taxes due and city/municipal taxes if any\n\nAccess County ROD website to pull deed(s), plat, grantee/grantor index, outs and print/save pertinent documents\n\nCheck for prior policy through underwriter.\n\nRun VCAP or judgment search depending on property location and obtain supporting documents.\n\nCheck Vital Records when available\n\nVerify legal descriptions are accurate and tract plot metes and bounds.\n\nIdentify and analyze potential title issues that may impact the property.\n\nRun monthly builder updates\n\nGeneral Responsibilities:\n\nParticipate in maintaining a tidy and organized office environment.\n\nAssist with general administrative tasks as needed to support team operations.\n\nAnswer incoming calls and direct them appropriately.\n\nPerform other duties as assigned by management to meet organizational needs.\n\nSkills:\n\nThe Abstractor uses strong analytical skills daily to interpret complex legal documents and extract relevant information accurately.
