Preconstruction Manager

JP Workman Group has partnered with a top construction management/design-build firm in the Cleveland area to help them identify an experienced Preconstruction Manager to join their team. Our client is seeking someone with recent experience preparing budgets, estimates and pre-bid packages for commercial construction projects in the $30-$100M range (and some smaller projects in the $10M range) for various categories of work.Essential FunctionsWork with drawings, specifications, supplier quotations, engineering standards, and other information to provide material take-offs and compile detailed cost estimatesCritically analyze bid documents and understand risks/opportunities and articulate those to managementDevelop full-scope estimates based on Bid-Build, Design-Build or CM/GC construction documentsObtain, organize, and analyze multiple subcontractor quotes across varying trades by specifying materials; identifying qualified subcontractors and negotiating price locally and nationallyConsult with Project Managers, vendors, and others to discuss and formulate estimatesBuilds effective relationships with customers, design team, subcontractors, suppliers, and user groups that reflect and support company core values and meets or exceeds the customer’s expectationsMinimum RequirementsA degree in a construction-related field and 7 or more years of recent experience estimating commercial construction projects in the $10-$100M rangeSolid understanding of the RFP Bid processKnowledge and efficiency in the following Software: Microsoft Office, Bluebeam, AutoCAD 3D, OnScreen TakeoffAble to manage multiple projects concurrentlyStrong written, verbal, and analytical skillUSGBC LEED accreditation preferredExisting vendor & subcontractor relationships a plusWhat This Role OffersCompetitive Base Salary - $110-$150k (depending on experience) + bonus potential based on individual and company performanceExtensive Benefit Package including health insurance, 401k with an employer match, PTO, and a positive, family-oriented work culture with career growth opportunities.
