Responsibilities include vendor management, project planning, and supporting maintenance activities while maintaining hands-on involvement in critical operational tasks.\n\nEssential functions\nAssist the Facilities Director with the development and implementation of facility management policies, procedures, and standards.\nPlan and coordinate preventive maintenance programs and ensure compliance with OSHA, ADA, building codes, and company policies and procedures.\nManage repairs, and capital projects; monitor expenditures and forecast future needs.\nNegotiate and manage vendor contracts for services such as HVAC, electrical, and plumbing.\nReview and approve vendor invoices for capital projects, ensuring notarized sworn statements and lien waivers comply with contract terms and pricing.\nManage facility upgrades, renovations, and capital improvement projects.\nEnsure energy efficiency and sustainability initiatives are implemented.\nConduct regular inspections and audits to maintain compliance and identify improvement opportunities.\nRespond and assist with emergency related facility issues.\nMaintain accurate records for audits, HUD assessments, and compliance reporting.\nUtilize project management and reporting tools for task tracking and documentation.\nPerforms other related duties as assigned.\n\nOther duties\nPlease note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job. Occasional exposure to objectionable conditions and variations of weather conditions possible.\n\nPhysical demands\nThis position requires sitting at a desk for extended periods of time and a significant amount of time on the phone. It also requires frequent road travel to various properties as well as extensive walking while inspecting properties both inside and outside, in all weather conditions.\n\nMust be able to push/pull/lift up to 60 pounds\nWalk, climb stairs, sit, and stand.\n\nTravel requiredFrequent travel to various properties. Because this position involves operating vehicles, we require a current Motor Vehicle Report (MVR) showing a safe driving history. We'll request this report during the hiring process with your consent.\n\nRequired education and experience\nBachelor’s degree in Facilities Management, Engineering, Business Administration or other related field studies.\nCertification as a Facility Manager (CFM) or Facility Management Professional (FMP) is a plus.\nMinimum 3 years of experience in facilities management, coordination, or supervisory roles.\nHands-on experience in construction, building maintenance, facilities operations, or specializing in a skilled trade.\nStrong leadership, team management, communication, and negotiation skills.\nExcellent organizational and project management abilities.\nKnowledge of building systems: HVAC, plumbing, electrical, elevators.\nAbility to read blueprints, schematics, and technical manuals.\nFamiliarity with OSHA standards, ADA compliance, and building codes.\nFamiliarity with budgeting and financial management.\nProficiency in facilities management software (such as Wrike and Procore) and Microsoft Office.\nFamiliarity with energy management systems or building automation.\nAttention to detail and accuracy.\nAbility to manage multiple projects and prioritize effectively.\nCommitment to safety, compliance, and continuous improvement.\n\nWork authorization/security clearance requirements\nDepartment of Homeland Security (DHS) regulation requires all employees—citizens, residents, and nonresidents—to complete Form I-9 Employment Eligibility Verification.
