The Project Manager has a strong focus on daily field control of subcontractors, safety, quality, schedule, and site logistics. This role is responsible for driving execution through detailed look-ahead planning, coordination of inspections, management of site access, and proactive risk mitigation to keep projects on track for high-end residential homes in the Los Angeles Palisades.\n\nAs the primary field leader, the Superintendent ensures work is performed safely, meets QA/QC standards, and is delivered on time while maintaining strong client confidence. They serve as the main point of contact for owners, inspectors, and project stakeholders, while mentoring field staff and leading subcontractor performance from mobilization through closeout.\n\nProject Types: Residential, New Build, High-end\nTravel: Local\nOn-site: 100%\nLocation: Pacific Palisades, CA (Los Angeles)\n\nEssential Job Functions:\n\nLead and oversee all day-to-day onsite construction activities for high-end custom residential projects.\nDirect and coordinate subcontractors, vendors, and field crews to ensure productivity, quality, and accountability.\nDevelop and maintain detailed short-term look-ahead schedules aligned with the overall project schedule and key milestones.\nCoordinate trade sequencing, material deliveries, equipment, inspections, and manpower to maintain uninterrupted project flow.\nProactively identify potential schedule, quality, coordination, and constructability issues and drive timely solutions.\nConduct regular jobsite walks to monitor progress, workmanship, safety, site conditions, and overall project readiness.\nMaintain exceptional standards of craftsmanship, finish quality, cleanliness, organization, and protection of completed work.\nManage subcontractor performance, including scope execution, manpower, schedule adherence, workmanship, and completion of corrective work.\nCoordinate complex trade interfaces and resolve field conflicts to maintain project momentum and minimize rework.\nEnforce company safety standards, OSHA requirements, PPE compliance, housekeeping, and jobsite safety protocols.\nMaintain accurate daily logs and project documentation, including manpower, progress, deliveries, inspections, weather, safety, and significant field activities.\nCommunicate project status, field conditions, risks, and critical issues clearly and proactively to the Project Manager and project leadership.\nAssist with RFIs, submittals, change orders, field directives, inspections, and other project documentation as required.\nLead punch-list execution, final inspections, corrective work, site cleanup, and project closeout activities.\nSupport the successful turnover of the completed residence, including as-builts, warranties, O&M manuals, and other final project documentation.\nAll other tasks as assigned.\n\nQualifications:\n\nBachelor’s degree in Construction Management or related field preferred\n10+ years of field construction experience, including 5+ years as a Superintendent for a residential General Contractor (GC)\nExcellent client liaison, project lead, and relationship building and problem solving skills.\nStrong knowledge of construction methods, scheduling, and subcontractor coordination\nExperience with Procore, Microsoft Office, and construction scheduling software (MS Project or Primavera P6 preferred)\nOSHA 30 certification\nFirst Aid / CPR certification (or ability to obtain)\nGeneral Contractor license or LEED experience is a plus\n\nWhy Join Sevan?\n\nAt Sevan, we believe in creating a supportive and dynamic environment where your contributions truly matter.
