Data runs on STACK.The PositionMarket Intelligence Analyst that will sit at the intersection of commercial, underwriting, and development decision-making, providing insight into what the market is doing (lease terms, pricing, absorption, power dynamics, land economics, etc.).You will own core market datasets and help maintain executive-ready market intelligence materials used by Sales for pricing support, Finance for underwriting and investment narratives, and Development/Site Strategy for market entry and site selection. The work blends quantitative analysis (comps, pricing, supply/demand, land and power constraints) with qualitative intelligence (calls, channel checks, vendor/utility/regulatory insights).ResponsibilitiesYou will be expected to build strong industry relationships and translate fragmented market signals into actionable internal guidance. The responsibilities will include, but are not limited to:Lease Comps, Pricing Intelligence, and Development TrackingBuild and maintain a structured lease comp database across all markets (hyperscale and neocloud), including pricing components and commercial terms where available.Track development activity: campus announcements, land acquisitions, power procurement, entitlement milestones, and leasing signals.Support ad-hoc requests such as: “What was the lease comp for X deal in X market?”Produce defensible summaries for executives, what is known, confidence level, and implications.Market Intelligence Materials and Executive DeliverablesOwn updates for internal market overviews: supply pipeline, demand drivers, tenant footprints, utility context, and regulatory environment.Produce recurring reporting (weekly/monthly/quarterly) on key developments: leasing, power, land, permitting, incentives, and vendor ecosystem shifts.Convert raw intelligence into executive-ready narratives and clean slides/briefs with minimal oversight.Industry Network Development And Primary ResearchConduct structured outbound calls and channel checks with brokers, utilities, engineering firms, GC/MEP contractors, vendors, and other market participants (within company guidelines).Log qualitative notes consistently; triangulate insights across sources and time.Build and maintain an industry contact list and routine touchpoints with key participants.The DetailsLocation: Dallas/Ft.
