ResponsibilitiesOutbound Sales & Pipeline GenerationProactively identify, research, and target new ownership groups, operators, and markets aligned with growth strategy to enhance existing geographical operational and marketing efficienciesExecute high-volume outbound outreach (calls, emails, LinkedIn/social, campaigns) to generate qualified leads and establish consistency in the departments digital visibilityWork with Vice President and Operations to develop a strategic geographical priority list and build and maintain a self-sourced pipeline with clear activity and conversion trackingDevelop and refine target lists, messaging, and outreach strategies to maximize engagement and response ratesSales Execution & ConversionOwn the full sales lifecycle from outreach to signed agreementQualify prospects based on strategic fit, financial viability, and portfolio potentialLead sales conversations, presentations, and follow-ups with a focus on advancing dealsDrive urgency and momentum through consistent follow-up and objection handlingMaintain accountability for conversion rates, pipeline velocity, and closed dealsClient Engagement & Relationship DevelopmentEstablish credibility and trust with prospective clients early in the sales cyclePosition CubeSmart’s value proposition clearly and competitivelyServe as the primary point of contact up to the acquisition onboarding processTransition relationships effectively post-close to ensure long-term successSales Strategy & Market IntelligenceAnalyze market trends, ownership structures, and competitor activity to identify new opportunitiesContinuously refine outbound campaigns, messaging, and targeting based on performance dataLeverage industry events, networking, and digital channels as lead generation engines, not just brand exposurePerformance Tracking & ReportingTrack all outreach activity, pipeline stages, and client interactions in CRMTimely, effective, and organized follow up communications with all contactsMonitor key sales metrics with increased onboarding of stores as the priorityUse data to optimize outreach strategies and improve resultsTravelOccasional travel (up to 20%) primarily focused on business development, prospect meetings, and industry networking events that support outbound pipeline growth.Qualifications3+ years of B2B outbound sales, business development, or lead generation experienceBachelor’s degreeDemonstrated success in cold outreach, pipeline building, and closing new businessStrong ability to prospect, qualify, and influence decision-makersAbility to identify expansion opportunities within existing portfoliosExperience managing a full sales cycle with measurable resultsProven ability to review, redline, and negotiate commercial agreements (real estate, management, or service agreements preferred)Strong understanding of key contract components (fees, term, termination, liabilities, etc.)Highly organized with strong CRM discipline and data tracking capabilitiesExcellent communication skills with a persuasive, results-driven approachAbility to work independently with a self-starter, quota-driven mindsetExperience with outbound marketing campaigns, targeting strategies, and messaging developmentMarket research and segmentation experience preferredFinancial acumen and ability to interpret business performance metrics preferredCreating, developing, editing, and publishing regular and consistent engaging text, image, and video content across multiple social media platforms to create a consistent brand presenceKnowledge of self storage and real estate industry a plus#LI-MT1Apply for this job onlineRefer this job to a friendShare on your newsfeedWe are an Equal Opportunity Employer, Minority/Female/Veteran/Individuals with Disabilities/Sexual Orientation/Gender Identity.Application FAQs
