This role is responsible for ensuring the property operates safely, efficiently, and at the highest standard through proactive maintenance, system monitoring, and responsive service.Key ResponsibilitiesPerform regular property inspections and walkthroughs to identify maintenance needs and ensure optimal building conditionsCoordinate, manage, and execute preventative maintenance programs and repairsOversee and maintain building systems, including:HVAC systems (heat pumps, chillers, cooling towers, boilers, air handlers)Electrical and plumbing systemsBuilding automation systems (BAS)Life safety, fire protection, and security systemsTroubleshoot and respond promptly to system irregularities or emergenciesObtain vendor bids, negotiate contracts, and manage service providersAssist with budget preparation and maintain cost-effective inventory controlComplete required reports and documentation in a timely mannerParticipate in an on-call rotation supporting multiple propertiesCommunicate effectively with residents, board members, staff, and vendors regarding maintenance issues and projectsRequirementsMinimum 5 years of experience in building operations, engineering, or facilities maintenanceStrong working knowledge of mechanical, electrical, HVAC, and life safety systems in a commercial or residential high-rise environmentTechnical training, certifications, or advanced education in facilities maintenance or engineering preferredAbility to manage multiple projects and prioritize tasks effectivelyStrong problem-solving skills with the ability to recommend solutions to management and ownership/board membersExcellent customer service, communication, and interpersonal skillsProficiency in technology, computer systems and maintenance reporting toolsProfessional demeanor with the ability to interact respectfully with residents, board members, staff, and colleagues Additional ExpectationsThis role serves as a visible, front-facing representative of both the building and Founders3.
