This is a performance based, 12-year, O&M contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions.\nHow you will do it\nEnsures the effective execution of all maintenance work control processes by utilizing BMS and CMMS. Plans and schedules the day to day activities of technical facility maintenance teams, orders, required parts, and well as requests and coordinates subcontracted service. Follows up as needed to assure customer satisfaction with work order requirements.\nKEY ACTIVITIES AND RESPONSIBILITIES:\nTake incoming service request calls\nCreate work order for all service requests, PM’s and corrective action work\nSchedules and dispatches tradesmen and team members\nDebrief tradesmen and team members after completion of each call\nRespond to all messages left overnight\nMaintain the schedules for Preventative Maintenance, Corrective and Reactive work orders\nForecast workload for 30 days out\nContact customers with a “Parts Pending” status as parts are received for scheduling\nFollow up on all pending and recommended work with team\nMaintain billing, scheduling and staging of materials, and database information\nOrder parts for work orders\nMaintain customer history files in CMMS\nPrepare paperwork for all manufacture warranty parts\nFacilitates return of warranty parts\nCompare service timecards and work orders to service schedule\nCheck service timecards for accuracy\nCoordinates service contractor’s Preventative and Corrective maintenance scheduling with trade foreman\nSchedules contractor activities for building access\nVerifies vendor times and charges\nRequisitions supplies and equipment necessary to complete preventative, corrective and reactive service\nAssure all work is document and work orders are closed in the CMMS. This includes all labor, materials and history is documented.\nWork with On-Site Manager, TB Service Manager and trade foreman to assure all equipment and preventative maintenance inspections have been inputted into the CMMS with Manufacturer’s recommendations.\nEnforces all Johnson Controls, Inc. (JCI) safety and risk management policies and procedures; reports all accidents and injuries in a timely manner and identifies and corrects unsafe work conditions with management oversight.\nAttends training programs (classroom and virtual) as designated.\nMay perform other duties and responsibilities as assigned.\nWhat we look for\nPREFERRED EXPERIENCE:\nHigh School diploma, GED, or equivalent experience.\nService contracting experience.\nScheduling experience.\nFacility Management experience.\nComputerized Maintenance Management Systems background.\nBackground in HVAC/R, Electrical, Plumbing and General Facilities.\nCompleting records and reports related to building facilities and preventive maintenance programs.\nBuilding Management Systems background.\nSKILLS AND APTITUDE\nPresents self in a highly professional manner to others and understands that honesty and ethics are essential.\nAbility to maintain a positive attitude.\nAbility to communicate with co-workers and other departments with professionalism and respect.\nMaintains a professional relationship with all coworkers, vendor representatives, supervisors, managers, customers, and client representatives.\nMust have computer skills including working with a CMMS System.\nGood attention to detail.\nHIRING HOURLY RANGE: $23-34 (Hourly rate to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)
