The Maintenance Supervisor is the senior maintenance leader and is accountable for delivering on our property management commitment to residents. This individual leads all aspects of the property’s hands-on maintenance, including overall inspection, repair work orders and scheduled maintenance of apartments and other interior/exterior areas. The Maintenance Supervisor is a working member of the maintenance team to ensure the community is always in excellent condition. This position will oversee the general maintenance function by managing service requests, delegating tasks, supervising, and directing the work of the department. The Maintenance Supervisor is responsible for taking care of our residential communities and the homes our residents live in, while leading their maintenance team to do the same. The ideal teammate will have the ability to be flexible, proactively communicate, have a natural curiosity to learn, exhibit a high degree of professionalism, and work well both in a team environment and independently.\nJob Responsibilities:\nAs directed by the Property Manager, accomplish the property objectives by recruiting, training, and motivating a high-performing staff while maintaining an upbeat, positive attitude.\nPerform various maintenance functions which may include but is not limited to electrical installations & repairs, light carpentry/construction, repairing HVAC, plumbing and appliance repairs, drywall and painting repairs, and carpet and vinyl repairs installation\nWork along with maintenance staff to maintain common areas and grounds keeping them free of trash and debris\nPerform on-call emergency service as required\nComplete regular community inspections to proactively identify necessary repairs or replacement of any interior or exterior areas on the property\nMonitor maintenance and up-keep of all mechanical equipment systems by contracted vendors including but not limited to apartment HVAC units, chiller/boiler systems, water heaters, elevators, and generators\nOversee and assist in preparing all make-ready apartments, which may include but is not limited to ordering materials, painting, cleaning carpet, general repairs, housekeeping and scheduling outside vendors\nMonitoring and management of vendor contracts\nCommunicate job expectations, coaches and counsels’ maintenance staff on job performance and disciplinary issues in conjunction with Property Manager\nEnsure maintenance staff is performing to Company standards and work orders are handled in a prompt, courteous and efficient manner\nMaintain open and clear communication with the Property Manager and on-site staff\nEnsure maintenance staff follows safe work practices and is responsible for proper use and care of all company tools and equipment\nOperational + Financial Responsibilities:\nOrder and control maintenance inventory\nReview property management system (Onesite Facilities) data related to progress on work orders to ensure they are handled in a timely manner per Company policy\nAs directed by the Property Manager, identify, and obtain quotes for capital improvements, major system repairs and special maintenance projects\nAdhere to, maintain, and monitor the maintenance budget issued by the Property Manager\nAssist the Property Manager in obtaining initial and renewal quotes for maintenance contracts and other services provided to property\nPrepare weekly/month status reports for the Property Manager as requested\nEducation and Qualifications:\nMinimum of 3 years in supervisory role\nBasic hand tools\nKnowledge and experience repairing electrical, plumbing, carpentry, drywall, and appliances\nMulti-Family/Affordable Housing experience a plus\nNCHM Certified Manager of Maintenance designation preferred\nSelf-motivation and attention to detail\nStrong interpersonal skills with the ability to build relationships\nDemonstrated track record of the highest degree of ethics and integrity\nAvailability to work evenings and weekends as needed\nMust possess a valid driver license, and have reliable transportation\nHigh School diploma or equivalent\nWorking Conditions:\nTeam members work both in and outside of apartment buildings and in all areas of the property, including amenities.\nPhysical Demands:\nTeam members need to be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.\nTeam members must be able to work inside and outside in all weather conditions\nTeam members must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
