Works closely with project managers, engineers, vendors, subcontractors, and clients to develop detailed proposals.\nEssential Duties and Responsibilities:\nReview drawings, specifications, and bid documents to determine project scope and requirements\nPerform detailed quantity take-offs for HVAC systems including ductwork, piping, equipment, insulation, and controls\nSolicit and evaluate subcontractor and vendor quotations\nDevelop accurate labor, material, equipment, and subcontract cost estimates\nPrepare bid summaries, clarifications, exclusions, and proposal documents\nAttend pre-bid meetings and site visits as required\nIdentify value engineering opportunities to improve competitiveness\nMaintain historical cost data and estimating databases\nEnsure estimates meet company margin and risk management guidelines\nAssist with project turnover meetings to operations team upon award\nPlan & Spec Estimating:\nAnalyze engineer-issued construction documents and technical specifications\nInterpret mechanical schedules, control diagrams, and phasing requirements\nPerform detailed scope comparison between drawings and specifications\nIdentify scope gaps, conflicts, and RFIs prior to bid submission\nLevel subcontractor proposals to ensure complete scope coverage\nPrepare comprehensive bid packages for general contractors\nWork within strict bid deadlines and competitive hard-bid environments\nDesign-Build Estimating:\nDevelop conceptual budgets from limited drawings or narratives\nAssist in HVAC system selection and equipment sizing coordination\nProvide budget pricing at various design milestones (concept, 30%, 60%, 90%)\nOffer value engineering and system optimization recommendations\nEvaluate alternative system types (e.g., VAV, VRF, chilled water, rooftop units, etc.)\nRetrofit & Replacement Estimating:\nConduct site walks to assess existing conditions and field constraints\nQualifications:\n3–7+ years of HVAC estimating or related mechanical construction experience\nStrong understanding of commercial HVAC systems and components\nAbility to read and interpret mechanical drawings and specifications\nStrong knowledge of labor productivity factors and local market pricing\nExcellent analytical and organizational skills\nAbility to manage multiple bids simultaneously\nPreferred Qualifications:\nField experience in HVAC installation or project management\nKnowledge of local building codes and industry standards\nExperience with conceptual budgeting and value engineering\nKey Competencies:\nAttention to detail\nTime management and deadline-driven performance\nCost analysis and financial acumen\nCommunication and negotiation skills\nProblem-solving mindset\nAbility to work independently and within a team\nWork Environment:\nThis position requires the employee to work both inside and outside occasionally. The employee may be subject to loud noises and hot and cold temperatures when in the field. May occasionally walk on slippery or uneven surfaces.
