We take on a variety of projects including base building, renovation, historic modernization, and tenant interior construction.\r\nPosition Overview\r\nThe Preconstruction Manager (PCM) at GCS-SIGAL utilizes their well-rounded construction experience to scope, estimate, and bid construction projects. The PCM leads the bidding for both conceptual and hard-bid estimates, including creation or review of conceptual drawings, budgets, preliminary schedules, value engineering, and constructability reviews for a variety of project types.\r\nPosition Functions\r\nLead pursuits through the preconstruction process, from contract, to turnover, to operations\r\nCoordinate RFP responses and pursuits with Estimating, Marketing, and Operations teams\r\nBring new pursuits to GCS-SIGAL\r\nProvide value engineering suggestions and guidance to project teams\r\nCollaborate with in-house and out-of-house subject matter experts\r\nPrepare/Review detailed scope sheets for trade contractor bidding\r\nPerform quantity take-offs and scope sheets for a variety of building components and systems\r\nReview and analyze trade contractor proposals for price, scope, and fit for the project\r\nCollaborate with estimating team to ensure complete and accurate budget development\r\nDevelop and/or QC project schedules during the preconstruction phase\r\nOversee preparation of owner deliverables (e.g. GMP summaries, Qualifications, Allowances)\r\nIdentify key decisions needed from project stakeholders to maintain project schedules\r\nUnderstand and lead the permitting process\r\nCommunicate clearly and affectively to clients, architects, owners, and subcontractors\r\nPrepare time, cost, and labor estimates for projects by analyzing project drawings, specifications, and RFP's\r\nPrepare conceptual estimates and budgets for multiple upcoming projects\r\nAnalytically review project documents to develop well-written RFIs and identify potential scope gaps and design omissions\r\nDevelop subcontractor relationships by attending industry networking events and visiting individual subcontractor offices to develop and maintain relationships\r\nAssist operations with change orders and proposal development\r\nEvaluate bid specifications and drawings\r\nAttend pre-bid meetings and/or site visits\r\nParticipate in the interview process as required by some projects for award\r\nMaintain qualified subcontractor bidders list\r\nMinimize job costs by communicating scopes of work with subcontractors and vendors\r\nIdentify potential project risks\r\nWork closely with the marketing department to prepare RFP responses\r\nDevelop and manage new and existing clients by providing them with value through preconstruction efforts\r\nExperience / Education\r\nBachelor's degree or related experience\r\n5+ years of experience in estimating or preconstruction commercial construction projects\r\nDeep understanding of Budget/Estimate organization and the project life cycle in the commercial construction market\r\nFamiliarity with the DC metro AEC market\r\nExperience with K-12, multifamily, and Design-Build projects\r\nKnowledge, Skills, & Strengths\r\nAble to present pricing information to clients\r\nAble to quickly assemble Rough Order of Magnitude (ROM) budgets for clients\r\nDesire to build strong relationships with local trade partners and design consultants\r\nAble to use quantity take-off software\r\nAble to organize and lead productive meetings with stakeholders, design teams, and subcontractors to move projects forward\r\nStrong attention to detail\r\nAble to proactively identify and solves challenges\r\nHighly organized with an ability to oversee multiple projects and ensure deadlines are met\r\nAbility to work independently and collaboratively\r\nExcellent verbal and written communication skills\r\nLeverages leadership skills to set strategies and drive projects to completion\r\nProven ability to multi-task in a high volume, time sensitive, and deadline driven environment\r\nKnowledgeable of principles of architecture, engineering, and construction\r\nStrong technical, documentation, and communication skills\r\nAbility to work in a team environment\r\nAbility to read specifications, plan designs, and details\r\nKnowledge of the RFP and bidding processes\r\nMath and analytical skills regarding cost and pricing\r\nWorking knowledge of Procore, construction project management software\r\nProficient with Microsoft office particularly Microsoft Excel\r\nExperience interfacing with clients, architects, owners, and subcontractors\r\nPhysical Requirements\r\nProlonged periods of sitting at a desk and working on a computer\r\nMust be able to access and navigate active construction sites (PPE provided)\r\nGCS-SIGAL offers an excellent total compensation package which includes competitive health and welfare benefits and 401k plan.\r\nGCS-SIGAL is an Equal Opportunity Employer.
