Jubilee strives to bring out the best in our people and empowers them to bring out the best in the communities we serve.\r\nSpecific Duties Work with project team on setting up individual project folders, tracking reports, budgets, schedules, logistics plans, compliance and corporate reporting;\r\nConduct research to support all development functions, including acquisitions, due diligence, impact fees, utility costs, market analysis, construction costs, entitlements, etc.\r\nPrepare pro forma development budgets and property operating budgets under the direction of a Development Manager.\r\nResearch and gather documentation for RFQ/RFP responses\r\nAssist in the assemblage of RFQ/RFP responses and preparation for community preparations\r\nAssist Vice President of Development with applications and financing proposals with multilayered financing sources.\r\nAssist with land acquisition, including preparation of LOI's and purchase contracts with legal counsel, and gathering of due diligence materials\r\nAssist with the financial closing in conjunction with lenders, legal counsel and other project team members\r\nSolicits consultant and contractor services for due diligence, design and construction services, reviews and evaluates the responses and obtains the services.\r\nAttends site visits of potential property acquisitions and assists in market analysis, including preparing market reports, rent roll and resident file analysis and review of due diligence reports.\r\nManage the tracking of timelines and schedules\r\nReview and understand the owner/developer responsibilities per any partnership agreements;\r\nAssist in the submittal, change order, and pay request process;\r\nAssist in generation of project costs and Job Cost Report;\r\nProduce internal monthly summary reports;\r\nAssists with the preparation of debt and equity financing applications for each of the projects.\r\nSupports the team in closing the financing and manages the closing checklist.\r\nAssists the Vice President of Real Estate Development with the construction administration process by coordinating the flow and filing of construction documents.\r\nAnalyzes progress against project schedule and modifies schedule as needed\r\nPrepares internal and external reports on each project\r\nSupports community development planning efforts working closely with the team, community residents and partners\r\nPrepares presentations for meetings with tenants, other critical stakeholders and government officials\r\nAssist pre-construction services in bidding projects including the RFP process\r\nParticipate in the project's quality process including job walks and punchlist walks\r\nContribute to schedule and project close-out processes\r\nCoordinate contracts, schedules and installation for initial delivery (e.g. fitness equipment, signage, audio/tech equipment, FFE, artwork, model unit or other owner related proposals, contracts and installation)\r\nPerforms other functions related to the success of Jubilee including interdisciplinary communications and projects. While direct reporting will be to the Vice President of Development, there will be, from time to time, interaction with the CEO, CFO and other senior members of the Jubilee team.\r\nDesired Qualifications Bachelor's degree required; master's degree preferred\r\nGeneral knowledge of real estate development and construction principles/practices required\r\nMinimum of 2 years' experience in multi-family or mixed-use residential construction wjth experience in commercial real estate transactions an advantage\r\nExperience with Low-Income Housing Tax Credits is a huge plus\r\nExperience with other subsidies (tax exempt bond financing, New Market Tax Credits, Historic Tax Credits, AHP grants, etc.) a huge plus\r\nExcellent problem-solving skills, with an adaptable and flexible style in working with all types of individuals\r\nA self-starter that can handle multiple and competing deadlines.\r\nExperienced dealing with subcontracts, subcontractors and/or self-perform work is a plus\r\nPrepared to work with multiple financial partners on complex transactions, with an ability to understand the ultimate goal and outcome for Jubilee and the financial partner.\r\nCreative and results-oriented, with a strong sense of urgency\r\nSuccessful Project Management experience on projects in ground up commercial office and/or multifamily projects is a plus\r\nHighly entrepreneurial and self-motivated, with the ability to work equally well on own as well as in a team environment\r\nDesire to learn and adapt to situations\r\nBenefits Benefits include health, vision, and dental insurance, STD, LTD, and Life insurances, paid vacation, sick leave, holidays, transportation stipend and a 403b matched contribution retirement plan.\r\nBackground and Reference Checks Finalists for this position will be required to consent to a pre-employment background and provide three professional reference checks as a condition of employment.\r\nBackground check results do not automatically preclude you from being considered for employment.
