Property Manager – Student Housing Location: Slippery Rock, PA Compensation: $66,000 – $75,000 base salary + Performance Bonuses About Us: Kahuna Management is a growing property management company specializing in student housing and multifamily communities. We are seeking an experienced and motivated Property Manager to lead operations at our Slippery Rock student housing property. Position Summary: The Property Manager is responsible for overseeing all aspects of the property’s operations, including leasing, marketing, resident relations, financial performance, and team leadership. This is a dynamic role that requires a proven leader who thrives in a fast-paced student housing environment. Key Responsibilities: Lead and manage all daily operations of the property, including leasing, renewals, maintenance coordination, and resident services. Hire, train, and supervise onsite staff to achieve property goals and deliver exceptional customer service. Drive leasing performance by implementing marketing and outreach strategies to maintain high occupancy. Monitor financial performance, prepare budgets, and ensure accurate reporting. Build and maintain strong relationships with residents, parents, and university contacts. Ensure compliance with company policies, safety standards, and housing regulations. Promote a positive community culture that supports the student living experience. Qualifications: 3+ years of property management experience (student housing experience strongly preferred). Proven track record in leasing, occupancy growth, and staff leadership. Proficiency with property management software (Entrata experience preferred). Strong organizational, communication, and customer service skills. Ability to work evenings or weekends as needed during peak leasing periods. Bachelor’s degree in Business, Real Estate, or related field preferred.
