Role and Responsibilities Overview The Area Director - Affordable Housing is responsible for overseeing operations, compliance, and performance across a portfolio of affordable or mixed-income multifamily communities. This role ensures consistency in execution, regulatory adherence, and leadership standards across multiple sites while serving as a key partner to Regional leadership. You will directly support and guide property level employees, ensuring assets are well-run, audit-ready, financially disciplined, and delivering a strong resident experience. Success in this role includes fewer escalations, stronger site leadership, improved compliance outcomes, and communities that operate smoothly at scale. This role is ideal for a seasoned affordable housing leader who thrives in the field, balances accountability with coaching, and understands how to translate strategy into day-to-day execution across multiple properties. Portfolio Operations & PerformanceOversee daily operations across a portfolio of affordable housing communitiesEnsure consistent execution of company standards, policies, and proceduresMonitor occupancy, collections, maintenance performance, and resident satisfactionIdentify operational risks and implement corrective action plans proactively Financial & Asset SupportReview and support property budgets, forecasts, and variance explanationsPartner with Regional leadership on expense control, capital planning, and performance improvement initiativesMonitor financial trends across the portfolio and flag risks or opportunities Compliance & Regulatory OversightEnsure compliance with HUD, LIHTC, Fair Housing, Section 504, and applicable state and local regulationsPartner with compliance teams to support audits, file reviews, and inspectionsEnsure Community Managers maintain audit-ready files and documentationServe as an escalation point for complex compliance or resident issues People Leadership & DevelopmentDirectly manage and coach Community Managers and site leadershipSupport hiring, onboarding, performance management, and development planningDrive accountability while fostering engagement and retentionModel strong leadership presence and professionalism across properties Stakeholder & Cross-Functional PartnershipAct as a liaison between site teams, compliance, maintenance, accounting, and senior leadershipSupport communication with ownership groups and regulatory agencies as neededRepresent the organization professionally in the field at all times QualificationsDemonstrated success overseeing multiple affordable or regulated housing communitiesStrong working knowledge of HUD, LIHTC, Fair Housing, and NYC-specific housing requirementsProven ability to lead, coach, and hold Community Managers accountableStrong operational judgment and comfort managing escalationsFinancial acumen related to property operations and portfolio performanceClear, confident communication skills across diverse stakeholders Education & Experience:High School Diploma or equivalent required; Bachelor's degree preferred7+ years of multifamily property management experience, including affordable housingPrior experience as a Regional/Area-level leader requiredFamiliarity with property management systems (e.g., Yardi, RealPage)New York Real Estate License preferred or willingness to obtain Work Environment & Physical Requirements:Field-based role requiring regular travel between propertiesOn-site office and residential community environmentsAbility to walk properties, climb stairs, and work outdoors in varying conditionsAbility to lift or carry up to 25 pounds occasionally Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions Perks & Benefits: We offer a comprehensive benefits package designed to support your health, financial well-being, and work-life balance.
