Responsible for ensuring that the work is performed in a safe and organized manner, that the work is in compliance with the drawings and specifications, and that the work is executed by the most economical and professional means. May also perform duties of quality control manager & safety. Reports directly to the project manager.\nKey Duties / Responsibilities of Superintendent\nManages safety program for all onsite personnel; conducts and documents weekly safety meetings\nManages, coordinates, and documents on a daily basis the activities of in-house personnel, subcontractors, and material vendors\nHires and terminates on-site labor and subcontractors\nIdentifies deficiencies and non-compliant work and takes action to correct deficiencies\nMaintains open communication and documentation with the owner's representative by coordinating pertinent work activities, attending project progress / scheduling meetings, etc.\nDocuments on-site activities which may impede progress or compliance to project / contract requirements\nDevelops and maintains a thorough understanding of the provisions and requirements of all contract documents, including plans, specifications, owner’s contract, subcontracts, and purchase orders and maintains project documents in an orderly fashion\nManages and performs all site activities in exact accordance with approved plan and all federal, state, and local laws and codes\nOversees and documents progress meetings with subcontractors\nOversees and documents architect, owner, contractor meetings\nUses scheduling programs, Outlook, Word, and Excel for daily logs, letters, and budgets\nPerforms quality control / safety duties on smaller projects\nCommunicates with the client regarding requests / changes\nEnsures project performance is on schedule and within budget\nInspects construction site\nStops work when safety or quality is compromised\nEducation / Experience\nA minimum of 3 years of experience as a superintendent or equivalent\nHigh school diploma or equivalent\nExperience working on federal projects\nKnowledge, Skills, and Abilities Requirements\nProficient in Microsoft Excel, Word, Project, and Outlook and Adobe Acrobat\nStrong background in concrete, electrical, structural, mechanical, general trades, etc.\nFamiliar with ground-up construction drawings and specifications\nAttention to detail\nAbility to speak and write clearly\nCapacity to handle pressure\nStrong focus on quality and safety\nAbility to analyze and troubleshoot issues in a timely manner\nPhysical Requirements\nThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential responsibilities of this job.
