Superintendent

Job Summary: The Superintendent is responsible for overseeing the day-to-day maintenance operations of residential or commercial properties. This includes managing a team of maintenance staff, ensuring that all building systems are functioning properly, performing routine inspections, and addressing any maintenance or repair needs in a timely and efficient manner. The Superintendent will also be responsible for coordinating with contractors, managing maintenance budgets, and ensuring that all work is completed in compliance with safety regulations and building codes. Key Responsibilities: Property Maintenance: Oversee and perform routine maintenance and repairs on building systems, including HVAC, plumbing, electrical, and mechanical systems. Conduct regular inspections of the property to identify and address maintenance needs. Ensure that all common areas, such as lobbies, hallways, and recreational areas, are clean and well-maintained. Team Management: Supervise and manage a team of maintenance technicians and custodial staff. Provide training and guidance to maintenance staff to ensure high standards of work. Schedule and assign tasks to maintenance staff and monitor their performance. Budget and Inventory Management: Manage maintenance budgets, track expenses, and ensure cost-effective use of resources. Maintain inventory of maintenance supplies and equipment, and reorder as necessary. Obtain quotes and coordinate with contractors for larger repair projects. Safety and Compliance: Ensure that all maintenance work is performed in compliance with safety regulations and building codes. Maintain accurate records of maintenance work, inspections, and repairs. Respond to emergencies promptly and take appropriate actions to mitigate damages. Resident Relations: Address and resolve maintenance requests and concerns from residents or tenants in a timely manner. Communicate regularly with property management and residents to provide updates on maintenance work. Other Duties: Assist with move-in/move-out inspections and coordinate with leasing staff to prepare units for new tenants. Participate in on-call rotation for after-hours emergencies. Perform other duties as assigned by the Property Manager or Regional Manager. Qualifications: Experience: Minimum of 5 years of experience in property maintenance or a related field, with at least 2 years in a supervisory role. Skills: Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems. Excellent leadership and communication skills. Ability to manage multiple tasks and priorities. Certifications: Certification in HVAC, plumbing, or electrical work is preferred. OSHA safety certification is a plus. Education: High school diploma or equivalent; technical or vocational training in a related field is preferred. Physical Requirements: Ability to lift up to 50 pounds and perform physical tasks such as climbing ladders, bending, and standing for extended periods. Availability to work on-call hours as needed.
