The Superintendent's role is one of leader, coach, negotiator with leadership being critical to the project's performance. This position will be working as an equal with the Project Manager to successfully manage the project from start to finish.\nTop Five Responsibilities\nSafety\nQuality\nSchedule\nBudget\nAssures BCI operational standards\nMinimum Position Responsibilities:\nProject Start-Up/Turnover Meeting\nIdentify pre-mobilization activities in conjunction with the Project Manager.\nDevelop start-up schedule with the Project Manager.\nCreate/Review Subcontractors/Vendor Scopes of Work with Project Manager.\nScheduling\nResponsible for updating and implementing construction schedules in the field\nEstablish and implement the Project Baseline Schedule based on the project contracts and subcontractor input, taking into elements that might impact the schedule.\nMaintain the schedule and ensure that work performed is consistent with the contract and will meet or exceed client expectations.\nUpdate project schedule as needed.\nProvide progress report with the three-week look ahead of schedule to the Project Manager and the field staff.\nSafety\nEnsure that all subcontractors participate in a safety pre-construction meeting prior to starting work on the project\nReview the project daily to ensure that all activities are being performed in accordance with all OSHA and governing requirements and the project sire specific safety plan.\nQuality Management\nEnsure that all pertinent benchmarks for the project are established and inserted in the baseline schedule\nEnsure that all appropriate individuals become members of the Q-Team\nEnsure that all 1st delivery inspections and benchmark inspections occur per the baseline schedule so as not to impact the progression of the subsequent work\nEnsure that the inspections are approved, documented, and communicated to the project team\nSub-Contractor and Site Management throughout the project\nManage site pre-construction including pre-construction survey, job site utilization and staging plans\nMobilize the field office and maintains the job site to Bryan standards\nResponsible for review of sub/vendor pay application percent completion each month with project team\nOrganize documentation of the job site utilizing Bluebeam Revue for easy access and review\nManage subcontractor performance to quality and ethical standards\nWork with PM to identify and resolve personnel issues and construction process revisions\nManage all phases of the construction process including documenting and reporting site activities and progress\nMeeting Management\nAttend/chair project turnover, mobilization, and project coordination meetings\nAttend/chair safety and pre-construction meetings\nChair weekly foreman and safety meetings\nChair monthly schedule review meetings\nAttend/chair closeout meetings\nAttend/chair owner meetings\nChair subcontractor meetings and any others necessary to monitor and manage the project\nAdministrative Management\nComplete and implement construction office checklists including emergency phone lists\nComplete daily reports and maintains logs of key activities, files, and shop drawings\nManage the quality and condition of all material deliveries\nMaintain required safety reporting and all other required files to Bryan standards\nEnsure that as-built working drawings are maintained\nProject Closeout\nManage subcontractor closeout, transfer of utilities, owner training, and punch list.\nEducation and/or Experience:\n5+ years of Commercial Construction experience.\nTenant finish experience required.\nSite development with utility, site amendment, and grading expertise preferred\nSolid communication and organization skills\nProficiency with all programs such as Asta Powerproject, Procore, Bluebeam, Excel, Word and Sharepoint a plus\nPlease note that the salary information shown below is a general guideline only.
