This Land Agent position is a key part of that effort.Position SummaryAs a Land Agent, you are the frontline connection between Halo, our clients, and landowners across Northern West Virginia. You are responsible for negotiating oil and gas leases, documenting all activity with precision, and representing Halo with professionalism in the field and over the phone.This role will support active projects throughout Northern West Virginia, including the Northern Panhandle and surrounding oil and gas operating areas. The ideal candidate understands how to communicate with landowners, move conversations forward, stay organized, and balance urgency with professionalism.You will use your knowledge of leases, land concepts, and negotiation to help move projects forward while maintaining strong relationships and accurate documentation. The ideal candidate brings one to three years of land, oil and gas, right of way, real estate, or related experience, is highly organized, and thrives in a setting with clear expectations and minimal micromanagement.Key ResponsibilitiesLandowner Outreach and NegotiationContact landowners through phone, email, letters, and in person visits to discuss lease opportunities and project needs across Northern West Virginia.Explain lease terms, answer questions, and handle objections in a clear, professional manner.Negotiate lease terms within approved authority and escalate redlines or nonstandard requests for review.Build rapport with a wide range of landowners, including elderly landowners, family representatives, attorneys, and high profile individuals.Maintain patience, professionalism, and responsiveness throughout every interaction.Coordinate attorney or representative interactions when needed and provide clear context to project leadership.Documentation and ReportingMaintain accurate negotiator notes for every contact, including date, method of contact, landowner response, next steps, and outcome.Correctly request leases and related documents, including LPRs and ARFs, with complete and accurate information.Track and update the status of leases, parcels, and landowner communications in project systems and trackers.Use accuracy trackers and quality reports to continually improve, reduce errors, and avoid repeated issues.Ensure all lease forms, riders, and related documents follow current project standards and approval processes.Field Work and Site EngagementConduct field visits when needed to meet landowners, deliver documents, support execution, and help move project needs forward throughout Northern West Virginia.Represent Halo professionally in appearance, communication, and conduct during all in person interactions.Travel locally and regionally as needed across Northern West Virginia project areas.Coordinate with team members to support both field and remote project needs based on project structure.Internal Communication and TeamworkCommunicate consistently with project managers, coordinators, and admins on status, blockers, landowner feedback, and upcoming needs.Share best practices and lessons learned with peers and support a culture of continuous improvement.Step in to help teammates when possible and maintain a team first mindset, even as an independent contractor when applicable.Stay organized, responsive, and accountable when managing multiple landowners, parcels, and deadlines.What Success Looks LikeWhile every project is different, success in this role generally follows a progression.Within 30 DaysUnderstand core project processes, expectations, and Halo standards.Know how to submit LPRs, ARFs, and billing, and understand the basic workflow from contact to execution.Understand team structure and know who to go to for specific questions and approvals.Begin building familiarity with the project area, landowner communication expectations, and current lease documents.Within 90 DaysOperate with a high degree of self sufficiency in daily responsibilities.Be fully familiar with lease forms, standard riders, and riders that require special approval.Know where to find answers in prior emails, resources, and systems before asking repeat questions.Maintain strong communication with project leadership and keep project trackers updated accurately.Within 6 to 12 MonthsDeliver consistent, high quality work with reduced errors and strong accuracy metrics.Demonstrate clear strengths as a closer, relationship builder, or documentation specialist that leadership can lean into.Be considered for mentorship opportunities, higher level assignments, or future lead or employee positions depending on fit and interest.Make the manager’s job easier by staying ahead of issues and requiring only periodic check ins.Required QualificationsWest Virginia Notary Public commission, or ability and willingness to obtain within a defined timeframe.One to three years of experience in land, oil and gas, right of way, real estate, title, sales, customer service, or a closely related field.Working knowledge of basic land concepts, lease structures, ownership, parcels, and landowner communication.Strong written and verbal communication skills, including clear notes and professional email etiquette.General technical proficiency and comfort with email, spreadsheets, and web based CRM or project systems.Reliable transportation for local and regional field visits throughout Northern West Virginia when required.Ability to work independently, manage deadlines, and communicate clearly when issues or blockers arise.Preferred QualificationsExperience supporting oil and gas leasing, landowner outreach, right of way, title, or field based land work in West Virginia, Ohio, or Pennsylvania.Familiarity with Northern West Virginia communities, county records, local landowner dynamics, and oil and gas development.Comfort speaking with landowners, attorneys, family representatives, and other stakeholders.Prior experience working as an independent contractor or in a self directed role.Culture and Team FitA strong fit
