Directs and supervises work of project administration, project Superintendents, and engineers to establish operational priorities and maintain satisfactory relationships with owners, subcontractors, etc. This level is capable of medium-scale projects of 5 million to 10 million and with a minimum of 5 to 10 years total experience. Typical position titles include; Project Manager and Project Manager II.\n\nProject Manager Duties Include:\nProvide initial client contact to assess scope of work, schedule, and resources necessary to successfully complete a project.\nPrepare a complete estimate for selected projects with a detailed review of plans, specifications and bid form.\nPlan and organize a project under the directions of a Senior Project Manager or Division Manager.\nEstablish project objectives, policies, procedures and performance standards within boundaries of corporate policies.\nSupervise the preparation of all change orders on the project. Negotiate all change orders on the project.\nMonitor construction activities in conjunction with the onsite Foreman and Area Superintendent to ensure the project is being built on schedule and within budget.\nInvestigate any potentially serious situations and implement corrective measures within company guidelines, and under supervision.\nSupervise the preparation of any and all change quotations for presentation to the prime client. Negotiate all change quotations to a conclusion.\nPrepare monthly cost reports under the supervision of a Senior PM or Division Manager.\nManage financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company’s interest and simultaneously maintain good relationship with the client.\nReview any documentation prepared by Assistant Project Manager before submission.\nRepresent the company in project meetings.\nThe duties and responsibilities are intended to describe the general nature and scope of work being performed by this position.
