We are currently searching for a Community Manager to work at Crenshaw Trace Apartments in Wake Forest, North Carolina..\nDescription:\n\nThe Community Manager is responsible for the overall performance of their assigned property. Duties include managing and directing the on-site staff, leading leasing and marketing activities, market analysis, resident relations and preparation/management of property budgets.\nEssential Duties and Responsibilities:\nAccountable for all aspects of the day to day operation of assigned property\nEnsure that all physical aspects of the property are fully functional at all times and maintained in an attractive condition\nFrequent interaction with residents, proactively responding to their needs, focus on relationship development and achieving a high level of resident retention\nAchieve the highest possible net operating income through implementation of effective cost control\nManage the property in the most efficient and profitable manner possible given existing market conditions consistent with goals and objectives of Envolve Client Services Group\nDevelop yearly operating and capital budget plans while being cognizant of how it potentially\nimpacts NOI\nCoordinate and supervise resident improvement and other capital projects\nMonitor and enforce resident lease obligations\nUnderstand and maintain strict adherence to State and Federal Fair Housing Laws\nCommunicate effectively with site staff members and ensure compliance of all personnel policies\nand procedures\nProvide direction and oversight to property maintenance staff. Ensure that units/space conditions\nare in market ready condition\nPromote and teach safe work practices and ensure all safety of site and the occupants\nPerform regular inspections of managed property in accordance with pre-established schedules;\nrecommend and coordinate necessary maintenance projects\nBid, negotiate and manage vendor service contracts and one-time projects\nEffectively maintain knowledge of the property and competitive properties through consistent\nevaluation of market condition and trends\nTrain and mentor office staff in an effort to implement sales and marketing materials, which\neffectively maximizes rental income and results in high occupancy\nEnsure property compliance with all applicable Affordable Housing programs, including but not\nlimited to HUD Subsidy, USDA, RD, LIHTC, HOME and other state and local programs\nProvide reports as required\nOther tasks as assigned.\nEducation and Work Experience Requirements:\nHigh school diploma or equivalent, some college preferred\nMinimum of 3 years as a Community Manager or Assistant Community Manager required or equivalent management experience\nMust have a valid Drivers license\nHCCP Certification preferred\nSpecific Job Knowledge Skill and Ability:\nMust have strong financial management skills and be well versed in budgeting, forecasting and cost control\nAbility to work effectively and lead the community staff in a fast paced, ever changing environment\nSolid multi-tasking skills along with the ability to meet deadlines\nAbility to communicate professionally and effectively with co-workers, residents, vendors and\ncorporate staff\nMust be proficient with Microsoft Office (Excel, Word, and Outlook)\nExperience with Yardi preferred\nWillingness and ability to work weekends and holidays when the business requires\nMust be able to travel for training and occasional business meetings\nBenefits:\nCompetitive salaries and bonuses\nMedical\nDental\nVision\n401(k) plan with employer match\nShort term disability\nLong term disability\nLife/AD&D\nPaid Time Off\n11 paid holidays\nEmployee Assistance Program\nCareer advancement opportunities\nTraining and Development\n\nBackground Screening and Drug Test Required\nEOE Minorities/Females/Disabled/Veterans\n\nExperience\nRequired\nLIHTC\n1 - 2 years: YARDI\nPreferred\n1 - 2 years: AHA\nLicenses & Certifications\nRequired\nDriver's License\nPreferred\nCert.
