The role requires creating detailed cost models and engaging in commercial negotiations to ensure competitive and transparent outcomes. ResponsibilitiesDevelop low voltage electrical estimates for data center fit-out scopes, including structured cabling, pathways, racks, containment, and associated systems.Review and validate Bills of Materials (BOMs) and translate them into detailed labor hour build-ups, productivity assumptions, and fully developed cost estimates.Build parametric and conceptual cost models using limited inputs, including unit-based approaches (e.g., $/rack, $/MW, $/LF, $/port).Develop estimate line items, assumptions, and cost build-ups to support Class 4 and Class 5 estimates within a P70 contingency range.Operate effectively in early-stage or incomplete design environments, developing estimates from minimal information.Review, level, and analyze GC and subcontractor bids/proposals.Develop and defend “should-cost” positions using internal models and benchmarks.Challenge labor assumptions, productivity rates, and markups.Identify scope gaps, overlaps, and inefficiencies in contractor pricing.Support or lead commercial negotiations to drive competitive and transparent outcomes.Comfortable operating in ambiguous, fast-moving environments.Able to identify missing information, chase down inputs, and progress work independently.Takes ownership of estimates from start to finish, including assumption validation and stakeholder coordination.Works with limited oversight and high accountability.Labor-driven estimates based on BOMs.Parametric and conceptual cost models.Bid leveling and comparative analyses.“Should-cost” models to support negotiations.Assumptions logs, risk assessments, and contingency recommendations.Clear, executive-ready cost summaries.
