Facilities Maintenance
Chipton-Ross is seeking a Facilities Maintenance Technician for a direct opportunity in Torrance, CA. Client is offering salary increases twice a year. Client offers a competitive 401k Plan.BASIC QUALIFICATIONS (REQUIRED SKILLS/EXPERIENCE):• Must be able to work 2nd shift• Must have 5+ years of related work experience• Proficiency in a range of trades, including electrical, plumbing, and mechanical.• Ability to diagnose complex issues and implement effective solutions independently.• The role can be physically demanding, requiring the ability to lift heavy objects, climb ladders, and work in various indoor and outdoor conditions.• Strong verbal and written communication skills to interact with staff, tenants, vendors, and management effectively.• Ability to manage multiple tasks, prioritize work orders, and maintain detailed records efficiently.• Vocational training or relevant certifications (e.g., EPA Universal Refrigerant Handling Certification, OSHA safety training, or trade-specific licenses).POSITION RESPONSIBILITIES:• Conducting scheduled inspections and servicing of equipment and systems (plumbing, electrical, etc.) to prevent future problems and extend asset lifespan.• Regularly checking buildings, grounds, and equipment to identify maintenance needs or safety hazards and determining the best repair methods.• Performing hands-on repairs on a variety of items, including faulty electrical switches, plumbing leaks, appliances, and structural damage (drywall, painting, carpentry).• Addressing urgent issues such as alarms, floods, or equipment failures promptly to minimize downtime and disruption.• Utilizing computerized maintenance management systems (CMMS) or other software to log, track, and document all maintenance activities, repairs, and inventory.• Obtaining quotes, scheduling, and overseeing specialized repairs or projects performed by third-party vendors (e.g., major construction or licensed trade work).• Monitoring and maintaining a safe working environment in compliance with OSHA, EPA, and local building codes and safety regulations.Performing general cleaning, landscaping, snow removal, and managing outdoor areas as needed.REQUIRED EDUCATION:• Accredited HSD/GEDWORK HOURS:
