This position plays a vital role in delivering safe, attractive, and market-ready homes while supporting efficient turnover schedules and protecting the owner's investment.\n\nEssential Duties & Responsibilities\nApartment Turnovers & Move-In Readiness\nComplete apartment turns using Arbor make-ready standards.\nCoordinate turnover schedules to meet move-in deadlines.\nInspect completed apartments to verify move-in readiness.\nIdentify and report additional repair needs before occupancy.\nMaintenance & Repairs\nComplete drywall, painting, carpentry, plumbing, electrical, appliance, and fixture repairs related to apartment turns.\nRepair rather than replace materials whenever practical.\nMaintain high-quality workmanship.\nQuality Control & Asset Protection\nProtect apartment finishes and fixtures.\nIdentify deferred maintenance.\nMaintain organized work areas and care for tools and equipment.\nProperty Support\nAssist with service requests and general maintenance tasks as assigned.\nSupport grounds and common areas during peak operational needs.\nAssist with emergency response efforts when requested.\nSafety & Compliance\nFollow OSHA, PPE, and company safety requirements.\nOperate tools safely.\nReport unsafe conditions immediately.\nPerformance Expectations & Success Factors\nApartment Quality\n\nDelivers apartments that meet Arbor move-in standards.\n\nTurnaround Time\n\nCompletes apartment turns on schedule.\n\nAttention to Detail\n\nProduces accurate, high-quality workmanship.\n\nSafety\n\nWorks safely and follows company safety standards.\n\nTeamwork\n\nCollaborates effectively with the maintenance team.\n\nAccountability\n\nTakes ownership of assigned work.\n\nQualifications\nEducation\nHigh school diploma or GED preferred.\nExperience\nOne to two years of multifamily maintenance, building maintenance, or related trade experience preferred.\nKnowledge, Skills & Abilities\nKnowledge of painting, drywall, plumbing, electrical, carpentry, appliance repair, and general maintenance.\nAbility to safely use maintenance tools and equipment.\nStrong communication and customer service skills.\nTools Required\n\nEmployees are required to provide and maintain their own professional maintenance hand tools.
