The successful candidate will lead construction and development projects across sectors including commercial interiors, hospitality, residential, mixed-use, and corporate real estate.This role is responsible for managing projects through the entire project lifecycle, from initial planning and strategy through design, procurement, construction, and closeout. Depending on experience and level, the candidate will either focus primarily on project delivery as a Senior Project Manager or take on broader leadership, client development, and team management responsibilities as an Associate Director.The ideal candidate is a strong communicator, trusted advisor, and problem solver who can effectively manage multiple stakeholders, lead project teams, and deliver exceptional outcomes for clients.About The Candidate:Gardiner & Theobald is actively looking to welcome a Senior Project Manager or an Associate Director to our team. Has strong core values and is interested in working for a value-driven organization.If this sounds like you and you believe you’d be a good fit, we strongly encourage you to apply!Key Responsibilities: Senior Project Manager:Documentation development with improved quality and efficiencyManage multiple projects of varying complexitiesManage and perform all tasks required to deliver a project:Contract review and developmentCost estimate/report reviewIndustry benchmarkingEffectively develop documentation, including the following:RFP’sProject schedulesAction items matricesMeeting minutes and agendasParticipate in client presentations for new workComfortably and efficiently chairs project meetingsLead day-to-day project management activities and effectively chair project meetings.Assist with lease reviews, contracts, and other project-related agreements.Participate in client presentations, project reporting, and business development pursuits.Mentor and support junior team members while contributing to a collaborative team environment.Continuously improve project delivery processes, documentation quality, and operational efficiency.Associate Director: (includes Senior Project Manager responsibilities and the below)Provide leadership and oversight for multiple projects, project teams, and client accounts.Establish project strategy and lead the execution of complex, high-profile assignments from project inception through completion.Focus on broader project and business objectives while managing, mentoring, and developing junior staff and project managers.Serve as a senior advisor to clients, leading client presentations, executive communications, and stakeholder engagement efforts.Maintain and expand client relationships to drive repeat business, referrals, and long-term partnerships.Lead proposal development, interview preparation, and other pursuits to secure new business opportunities.Identify and cultivate opportunities for growth within existing client accounts and new markets.Provide guidance on complex project, contractual, commercial, and operational issues.Support practice growth through leadership, resource planning, staff development, and continuous improvement initiatives.Act as a role model and leader within the Project Management team, promoting excellence in client service and project delivery.Knowledge, Skills, and Experience:All Levels:Bachelor’s degree in construction, architecture, engineering, or a related fieldProficient in Microsoft SuiteExperience in Microsoft Project is a plusExcellent written, verbal, and presentation skillsSenior Project Manager:5-7 years of experience in construction, architecture, engineering, project management, or related fieldExperience managing multiple projects simultaneouslyStrong knowledge of the project delivery process and construction practicesTechnical or professional certifications/licenses preferredAssociate Director: 8-10 years of experience in construction, architecture, engineering, project management, or a related fieldDemonstrated experience leading teams and mentoring staffProven ability to manage large or complex projects and multiple stakeholdersExperience supporting business development and client growth initiatives preferredPhysical Requirements:Attend weekly project meetings on active construction sitesCore Competencies:Drives Results- Consistently achieving results, even under tough circumstancesPlans and Aligns- Planning and prioritizing work to meet commitments aligned with the organization's goalsResourcefulness- Securing and deploying resources effectively and efficientlyManages Ambiguity- Operating effectively, even when things are not certain, or the way forward is not clearSituational Adaptability- Adapting approach and demeanor in real time to match the shifting demands of different situations
