OverviewYouare responsible formanaging survey projects, overseeing timelines, and coordinating with clients, contractors, and internal teams.You serve astechnicallead and project resource, supporting both field and office staff while working closely with the Director of Land Surveying.This role requires the ability toperform complex surveying tasks, manage multiple priorities in a fast-paced environment, and contribute to department growth and operational improvements.You will also support team development byassistingin talent acquisition efforts, mentoring staff, and contributing to training, standards development, and onboarding of new employees.Reports to:Director of Land SurveyingKey ResponsibilitiesLeadership, Management, and OperationsLead and coordinate survey projects from field data collection through final deliverablesManage project timelines, priorities, and workload in a fast-paced environmentCoordinate with field and office staff to ensure efficient andaccurateproject executionWork closely with the Director of Land Surveying to develop scopes, schedules, and budgetsSupport department standards, procedures, and continuous improvement effortsSupport team development byassistingin talent acquisition efforts, mentoring staff, and contributing to onboarding and trainingQuality Assurance and Professional ResponsibilityPerform final review of survey data, calculations, and deliverables for accuracy and completenessPrepare, review, stamp, and sign survey documents including Record of Surveys, ALTA surveys, plats, and legal descriptionsMaintain professional responsibility for all signed work products and ensure compliance with Washington State regulations and standards of practiceIdentifyand resolve discrepancies, boundary conflicts, and data inconsistencies prior to final deliverablesBusiness Development and Client RelationsDevelop andmaintainstrong client relationships,identifyingopportunities foradditionalservicesSupport business development efforts and contribute to market growth and profitabilityAssistwith project scoping, proposals, and client communicationTechnical ResponsibilitiesProcess and reduce field notes, sketches, and digital data into final deliverablesDraft and review survey linework in AutoCAD Civil 3DResearch legal and survey records including deeds, easements, rights-of-way, and platsPrepare topographic mapping and construction staking dataPerform and review control network adjustments (GPS and conventional)Prepare and review legal descriptions and boundary analysesApply boundary law principles, rotations, and coordinate transformations asrequiredSupport production of:Record of SurveysALTA surveysShort plats, long plats, and final platsCondominium platsBoundary line adjustments and agreementsEasement exhibitsSkills and QualificationsComprehensive knowledge of Washington State survey standards, RCWs, and WACsStrong understanding of boundary law, PLSS, and land development practicesProven ability to lead, mentor, and support survey staffStrong problem-solving and analytical skillsHighproficiencyin Civil 3D and survey-related software (MicroStation/InRoadsa plus)Experience with Leica robotic total stations and GPS (RTK and static)Strong communicationskills and ability to work with clients andjurisdictionsProfessional, dependable, and results-driven approachField and Technical ExperienceExperience in boundary, topographic, ALTA, construction staking, and control surveysExperience with complex construction staking including slope staking, utilities, and public works projectsExperience with data collection, instrument operation, maintenance, and calibrationEducation and ExperienceWashington State Professional Land Surveyor (PLS) licenserequired;multi-statelicensurepreferredMinimum8+ years of combined field and office surveying experienceExperience with land development projects in the Puget Sound regionExperience working with localjurisdictions(King, Snohomish,andPierce counties preferred)Valid WashingtonStatedrivers license with acceptable driving recordrequiredCompensation and
