Real Estate Attorney (Transactional & Education Law)Position OverviewWe are seeking a skilled Real Estate Attorney with a focus on transactional matters and experience advising educational institutions. The attorney will provide comprehensive legal support for real estate transactions, construction procurement, contract negotiation and compliance matters affecting K12 and higher education clients. The role requires transactional expertise, practical problem solving, and the ability to guide internal stakeholders and external partners through complex deals while ensuring regulatory and public procurement compliance.Key ResponsibilitiesDraft, review, and negotiate a wide range of real estate and related transactional documents, including purchase and sale agreements, leases, easements, development and joint venture agreements, and closing documents.Advise clients on construction procurement and contracting processes, including RFP development, bid evaluation, contract formation (AIA and other standard forms), change orders, and dispute avoidance strategies.Perform due diligence for acquisitions and dispositions, including title reviews, survey analysis, environmental disclosures, zoning and land use assessments, and risk mitigation recommendations.Provide legal guidance on public contracting and educationspecific procurement rules, ensuring compliance with applicable state statutes, procurement codes, and funding source requirements.Counsel educational institution clients on land use, site selection, facility expansion, leaseback transactions, and real property development matters.Coordinate and manage closings and settlement processes with title companies, lenders, surveyors, and counterparties; prepare closing checklists and ensure documentation integrity.Prepare, revise, and standardize contract templates, policies, and internal guidance for real estate, construction, and vendor agreements to reduce legal risk and improve operational consistency.Collaborate with inhouse teams, procurement, facilities, finance, and external counsel to align legal strategy with institutional goals and funding constraints.Provide training and practical legal advice to boards, administrators, and operational staff on contracting best practices, compliance obligations, and risk management.Manage outside counsel engagements when specialized expertise is needed and track matter budgets and timelines to ensure efficient delivery of services.QualificationsJuris Doctor (JD) from an accredited law school and admission to practice in the relevant state(s).5+ years of transactional real estate experience, preferably including work for or with educational institutions (K12 or higher education).Demonstrated experience with construction procurement and construction contract negotiation, including familiarity with AIA or other industry forms.Strong drafting and negotiation skills for contracts, leases, easements, purchase agreements, and related transactional documents.Practical knowledge of public procurement laws, education funding requirements, and regulatory compliance affecting school districts and universities.Experience conducting due diligence, title and survey review, and coordinating real estate closings.Excellent communication skills, with the ability to translate legal concepts for nonlegal stakeholders and provide clear, actionable advice.Proven ability to manage multiple matters, prioritize work in a fastpaced environment, and deliver clientfocused solutions on time and within budget.Preferred: experience with municipal/public financing, bond documents, or multijurisdictional transactions; prior inhouse counsel or government legal experience is a plus.Skills: Real Estate, Transactional law, Contract drafting and negotiation, Construction Procurement, Risk management, Project coordination.BenefitsVacation/PTOMedicalDentalVision401kBonusRelocation
