Prioritize and respond to these tasks in a timely manner. Update work order status using the assigned application.Professionally speak with guests as needed to update status of work repair in guest rooms.Complete additional projects and daily tasks as assigned by leadership including light work in furniture repair, carpentry, dry wall repair, painting, tile work, lighting, etc.Work closely with housekeeping and guest services to ensure guest satisfaction of facilities functions in guest rooms, public areas, and exterior areas of the properties.Ensure guest rooms, restaurant, and public areas are maintained to company standard. Inspect all areas during walk throughs to report task list items to leadership.Use independent judgement and self-motivation to visually survey and clean public spaces and exterior spaces at the property. This includes changing of light bulbs, trash removal, parking area maintenance, and general clean up of outdoor and entry spaces.Complete preventative maintenance tasks on property's systems/functions. Clean HVAC units, complete filter changes, check pressure gauges and temperatures, etc.Ensure maintenance areas and tool storage are kept tidy and safe at all times. Report unsafe work areas to leadership.Be aware of and ensure compliance with OSHA requirements as well as city, state and/or federal code. Escalate any code concerns to leadership.Have a thorough understanding of fire alarm procedures, emergency evacuation procedures and all safety related issues.Attend departmental meetings and training sessions as required.Demonstrate a team-focused attitude and encourage collaboration.Understand and use safe work practices for all safety precautions including Emergency Evacuation Procedures, Violence in the Workplace, Accident Reporting, OSHA Compliance, and Bloodborne Pathogen Procedures.Attend meetings and training sessions as required.Comply with all policies as outlined in the Handbook, Property Supplement, or otherwise issued including time and attendance expectations, uniform and dress code standards, anti-harassment policy, and substances in the workplace.Essential Functions of the Job:Ability to remain standing for up to 8 hoursAbility to walk the property and grounds frequentlyAbility to move up and down stairs regularlyAbility to move quickly based on guest needsAbility to regularly move and lift up to 50 lbs.Ability to use repetitive manual dexterity, such as hammering, painting, cleaning, using hand tools, and fixing small itemsAbility to bend, stretch, and reach frequently, including above head, and repetitively during a shiftAbility to bend, kneel, or crawlAbility to visibly survey property areas clearlyAbility to climb and carry ladders.Ability to work outside in extreme weather for up to 8 hours.Ability to communicate and exchange information effectively, often in a public/group settingAbility to read, write, speak, and understand EnglishAbility to drive both company and personal vehicles and furnish a valid, non-expired driver's licenseAbility to complete a satisfactory background checkAbility to perform assigned tasks, operate equipment, and complete job duties in a safe mannerAbility to work flexible hours based on business needs including midweek and weekend daysSkills/Knowledge Required:1+ years general maintenance experience, hotel/lodging environment preferredStrong understanding of mechanical operationsPossess an active US driver's licenseSuccessful completion of satisfactory background checkAvailable and willing to work flexible hours based on business needs including weekdays and weekends.Demonstrates strong communication, organizational, and problem-solving skills.Expresses sincere enthusiasm for the role and passion for property maintenanceMust know how to prioritize, delegate, and respond in a timely fashion.
