Maintenance Manager
Job Description
The Maintenance Manager is responsible for the planning, coordination, and execution of all maintenance and minor repair activities across a portfolio of commercial properties. This role ensures that all properties remain in a safe and operating condition while controlling costs, coordinating vendors, and responding to maintenance needs efficiently.This position operates across multiple properties and serves as the central point of accountability for maintenance standards, programs, and service response.Core Responsibilities – Maintenance OperationsOversee routine, preventative, and corrective maintenance across properties of various typesReceive, prioritize, assign, and track maintenance work ordersPerform hands-on maintenance and repairsCoordinate emergency response for after-hours or urgent issuesEnsure consistent maintenance standards across the portfolioVendor and Contractor ManagementCoordinate subcontractors and service vendorsIssue and manage work orders for vendorsReview scopes of work, pricing, and completion qualityPreventative MaintenanceDevelop and maintain preventative maintenance schedules for building systemsTrack equipment condition, warranties, and replacement planningReduce emergency repairs through proactive maintenance practicesInspections, Compliance, and ReportingConduct regular property inspections to identify maintenance needsEnsure compliance with applicable building codes and safety requirementsMaintain documentation for inspections, repairs, and certificationsProvide regular status reports to ownershipQualifications5+ years of experience in construction, maintenance, facilities management, or related fieldStrong working knowledge of HVAC, electrical, plumbing, and general carpentryAbility to manage multiple properties and priorities simultaneouslyExperience coordinating subcontractors and service vendorsMust have a valid driver's license and ability to travel between propertiesWork EnvironmentCombination of office coordination and field-based workRegular travel between propertiesOccasional after-hours or emergency response may be requiredBenefitsCompany Paid Employee Health Insurance (eligible after 60-days)Family Health Plans Available Paid by EmployeeDental and Vision Insurance Available (eligible after 60-days)Long-Term Disability Insurance Paid by CompanyAccident + Supplemental Insurance Available (eligible after 60-days)Simple IRA with 2% Match (eligible after one year)Accrued Paid Time OffPaid Holidays (six major holidays)Bi-Weekly Pay PeriodsCompensation$24.00-$32.00 per HourNon-Exempt, Full-Time (Hourly)Competitive wage based on experience#hc224488
