Site Compliance Specialist
JOB SUMMARY: The Site Compliance Specialist is responsible for all aspects of Project Based Section 8, Low Income Housing Tax Credit, HOME and Bond compliance for the property (') s as assigned. The position is responsible for the evaluation and monitoring of the assigned property (') s to assure compliance with applicable affordable housing programs. Keeps current on all changes of affordable housing regulations. In addition, since this position is located on site at a property the role will work directly with the Community manager on other duties as needed. ESSENTIAL FUNCTIONS:Respond for all compliance-related certifications on site at the property.Ensure the property is working with corporate compliance and employs the correct leasing forms and procedures (including tenant screening), comply with applicable leasing laws.Coordinate all file reviews and audits with Corporate Compliance to ensure compliance with regulatory agreements for each propertyEnsuring that HUD project tenant files are 100% in complianceEnsuring that all HOME project files are 100% in complianceCoordinate documentation and attendance for Management Reviews with Community Manager and State Compliance Agency prior to on-site reviewsWork with Corporate Compliance Specialist to develop action plans for non-compliant issues.Assure that all first-year files have been copied and filed in a central locationPerform other duties as assignedAssists as needed with new resident orientationAssists in collecting resident rents and prepares deposit slipMaintains tenant files and all related documentation with accuracyPerforms Supervisory duties when Community Manager is absentAssists in entering work orders for maintenance staffAssists in legal proceedings and risk management issues as needed Requirements REQUIREMENTSStrong knowledge of LIHTC regulations and Project Based Section 8/Tax Credit residential properties.3-5 years of experience in property management (subsidy, tax credit, elderly, conventional, etc.)Excellent verbal and written communication skills, organizational excellence and team-orientedStrong project management skillsMust be able to handle confidential information with discretion and integrityMust be able to meet assigned deadlinesOnsite Property Management experience EDUCATION and EXPERIENCE:Bachelor's degree from an accredited college or university and or equivalent work experience.At least 3 years of Property Management processing certificationsMust have working knowledge of affordable housing programs PREFERRED QUALIFICATIONS:At least 5 years of Affordable Property Management experience in a regional compliance roleHCCP, COS, TCS, C3P or similar designations a plusOneSite- RealPage experience a plusCOS required PHYSICAL DEMANDSEmployee must be able to lift at least 5 lbs. and up to 20 lbs.Employee will frequently utilize their hands and fingersEmployee will be frequently required to sit and occasionally stand or walkEmployee will be required to bend, twist, stoop and or kneelEmployee must be able to walk each property in its entirety WORK ENVIRONMENTThe employee will be exposed to an indoor office and outdoor environment.
